A historic coral rock arch marks the beginning of Granada, one of the city of Coral Gables’ first neighborhoods. Beyond the arch sit Spanish Revival-style villas donning roofs made with thick terracotta tiles and facades covered in vibrant stucco. Yards are filled with lush tropical greenery, and stately palm and banyan trees arch over narrow streets. When George E. Merrick began developing the city in the 1920s, his vision was to create a place that felt like it belonged along the shores of the Mediterranean Sea. Granada is a prime example of how that vision was achieved. And because the city followed the “City Beautiful Movement,” a style of urban planning that emphasizes aesthetically beautiful landscaping and architecture, and it adopted strict zoning laws, which have helped it maintain its original character.

Lush gardens, covered walkways at J. Fritz and Frances Gordon Park
The neighborhood is home to several popular outdoor spaces, including J. Fritz and Frances Gordon Park, designed in the 1920s by renowned landscape architect Donald Ross. Its lush gardens, rustic fountain plaza and stone and wood-covered walkway surround the historic Biltmore Hotel, giving visitors the allusion of walking through a palace garden in the south of Spain. Another large outdoor space with historic elements is Graceland Memorial Park North, a 14-acre cemetery with two memorial gardens and an art-deco mausoleum built in the 1930s. Smaller parks in the community include Lisbon and Venetia parks, where grassy knolls are wrapped by walking paths and dotted with native trees. Less than 1 mile outside the neighborhood is Granada Golf Course, the oldest nine-hole course in Florida, which opened in 1923. It’s a public course owned and operated by the city of Coral Gables. And popular beaches, like Miami Beach, are within reach, sitting about 12 miles away.

Granada is full of bungalows with wide front porches and Mediterranean-style, or more specific to this area, “Old-Spanish-style,” homes donning red clay-tiled roofs and colorful stucco facades. They often sit on generous lots brimming with tropical plants and mature palm trees. Many backyards feature designed back patios and in-ground pools. Homes here are priced above the Miami-Dade County average of $610,000, with mid-sized two- to three-bedroom properties selling for between $632,000 and $1 million and Mediterranean and custom contemporary estates with up to six bedrooms selling between $1 million and $4 million. According to Mike DeVito, a Realtor of 19 years currently working for Re/Max United, the “average house is selling in about 60 days.” He adds that the inventory in the neighborhood is currently low but trending upward. “We have about five months of inventory, but I’d like to see six or 10 months.”

Storied local restaurants dot the neighborhood
Granada is residential, but its proximity to major thoroughfares like U.S. Route 41, SW 57th Ave and SW 42nd Avenue makes it easy to access nearby shopping and dining options. One popular eatery is Cèrto Italian Restaurant, an indoor-outdoor eatery with a fixed menu filled with Italian classics and innovative signature dishes. It was nominated for Best Restaurant in Miami in 2022 by the Miami Herald. Residents rave about Aromas del Peru, run by Peruvian native Marita Astete. It’s known for its risotto and friendly atmosphere. Nearby grocery options include Publix and Sedano’s Supermarket, a chain grocery store specializing in Cuban goods. For more shopping and dining options, residents can head to Miracle Mile, about 2 miles away. This one-mile strip is home to dozens of high-end shops and restaurants, some frequented by celebrities and professional athletes.

Carnival on the Mile celebrates the best of Miami
The city’s flagship annual event is the Carnival on the Mile, a weekend-long street festival that spans the length of the Miracle Mile. More than 150,000 people come out each year to enjoy music, art and food from local artisans and restaurants. “During the Carnival on the Mile, Morton’s bring their grill out there, and they make the best burger I’ve ever had in my life,” says DeVito, a lifelong Coral Gables resident who has attended the festival countless times. “I have a great time there year after year. You get exposed to great music, great food, and great art.” Another popular event is the Fourth of July Fireworks Celebration at the Biltmore Hotel. It’s often called one of the state’s best July 4th fireworks shows, drawing in an estimated 25,000 attendees, annually.

Granada is served by Miami-Dade County Public Schools, which includes Coral Gables Preparatory Academy, a prekindergarten through eighth-grade institution, Ponce de Leon Middle School, and Coral Gables Senior High School, graded an A-minus, B, and A-minus on Niche, respectively. Coral Gables Senior High is a certified magnet school with specialized finance and international baccalaureate programs. A nearby private school option is The Biltmore School, a highly-rated institution serving prekindergarten through eighth-grade students.

Route 41 borders the neighborhood
The neighborhood is bordered by U.S. Route 41, which leads directly to downtown Miami, less than 10 miles away. Public transit is easily accessible here, with Miami-Dade County buses picking up along Route 41 and SW 57th Ave. Air travel is also easily accessible since the Miami International Airport is just 4.4 miles away.
