People move to Tamiami for a number of reasons, but the main three are its quiet suburban atmosphere, competitive prices and new construction properties. Like most suburbs this far west, Tamiami was primarily developed over the last two decades. Residents grow or have grown alongside their community. “Everyone wants to be in Westchester and Kendall,” says Christian Hinz, a local Realtor with The Lab Realty Group. “But we’re seeing people flocking to Tamiami because of all the new construction. The houses in those other areas are 60 years old or older. You can get a brand-new, move-in-ready home here for the same price as one of those, or even less.” It’s not just new homes, either. New businesses and shopping centers have cropped up around the community, putting more conveniences within arm’s reach of residents and adding a modern look and feel to the everyday.

Homes east and west of SW 137th St
Various architectural styles can be found throughout Tamiami’s many gated and ungated subdivisions, from grand Mediterranean Revivals with turrets and balconies to streamlined contemporary houses. Older neighborhoods are east of SW 137th Ave., most of them filled with Spanish eclectic ranch-style homes built between the late 1970s and 1990s. Houses west of that major thoroughfare feature at least four bedrooms and three bathrooms. “These single-family homes are huge,” says Christian Cepeda, a Realtor with Lifestyle International Realty. “And beautiful, too, with pools and lake views.” Most lot sizes are less than a quarter-acre, although some estate-style residences sit on more than half an acre. According to Cepeda and Hinz, demand is high in Tamiami. Prices for single-family homes start around $500,000 and max out at $3.2 million. HOAs, garages and driveways are standard. Townhouses and condos are also in the neighborhood, ranging from $270,000 to $585,000.

Extracurriculars at John A. Ferguson Senior High
Tamiami is served by Miami-Dade County Public Schools. Students attend nearby elementary and middle schools, such as Zora Neale Hurston Elementary and W. R. Thomas Middle, both of which are rated B on Niche. For high school, students living on Tamiami’s east side go to G. Holmes Braddock Senior High, which is also rated B. West side students attend the A-minus-rated John A. Ferguson Senior High. Tree Island Park
