Westview/Opa-Locka residents enjoy access to some of Miami’s best offerings, including professional sporting events, performances by famous entertainers, sandy beaches, casinos and an international airport. The subdivisions are built on canals, and residents are close to public transportation and major thoroughfares. Aside from the new construction, most of the homes are from the mid-century and have either been recently renovated or are in need of renovation. “The area's location and price draw homebuyers. It is centrally located, and I’m not going to say it is affordable, but it’s certainly more affordable than Downtown Miami,” says Realtor Clarissa Delgado, who sells homes in the neighborhood with Real Estate Sales Force. The neighborhood also draws homebuyers with its access to an extensive park that includes watersports and other recreational amenities. “Most of the homes have been either upgraded or rehabbed. Some new businesses are popping up, such as nail salons and mom and pop businesses,” says Realtor Rey Delgado, who sells homes in the neighborhood with Cohen & Roth.

Accessible to younger homebuyers

“The area is up and coming. A lot of the older generations are moving out. Some young people are moving in, but generally, Miami is too expensive for millennials and first-time homebuyers,” Rey Delgado says. "Communities west of I-95, like this, are more accessible to younger homebuyers." Canal-front ranch styles and bungalows built between the 1940s and 60s sell for between $390,000 and $550,000. Homebuyers can purchase a 1930s bungalow several blocks from the canals for between $420,000 and $670,000. The neighborhood also has a selection of 1950s and 60s concrete block and stucco constructions valued between $375,000 and $650,000. Newly built four-square houses with Mediterranean features sell for around $620,000. Assessors value the neighborhood's newly built Mediterranean-influenced townhomes at between $490,000 and $600,000.

Public schools with ELL programs

Children often begin their educations at Henry E.S. Reeves Elementary, which has an 18-to-1 student-teacher ratio and a C-plus Niche rating. Beacon College Prep Middle School students are 12% proficient in math and 27% in reading. The school has a C Niche rating. Teens can move on to North Park High School, which has a D-plus Niche rating. The charter high school serves English Language Learners (ELL), and courses can be translated and instructed in Haitian Creole, Spanish and 23 other languages. One of Miami Dade College’s North Campus is located within the neighborhood. The 245-acre campus serves 41,000 students.

A public greenspace with diverse amenities

The community is directly east of the 515-acre Amelia Earhart Park. The park includes mountain biking trails, a disc golf course, a dog park, soccer fields, a playground, a sand volleyball court and four lakes. The Miami Watersports Complex is the park’s newest addition, and visitors use it for cable wakeboarding, boat wakeboarding, water skiing and paddle boarding. Beginners learn waterboarding from professional coaches. The complex is on a 90-acre freshwater lake. Folks travel 7 ½ miles east via MacArthur Causeway to Miami Beach.

Professional sports, musicians and comedy

Residents watch comedians like Ron White and musicians like Megan Thee Stallion perform at the Hard Rock Cafe. The Miami Dolphins play at Hard Rock Stadium, which is also a stop on Taylor Swift’s Eras Tour. Locals travel about a mile from their homes to watch the Miami Heat play at the Kaseya Center. About 11 miles northwest of Westview/Opa-Locka, people try their luck at Hialeah Park Casino.

Planes, trains and automobiles

Miami’s Metrobus network operates stops throughout the community, including on Northwest 119th Street, Northwest 22nd Avenue and Northwest 17th Avenue. The Opa-locka station connects commuters to the South Florida Rail Corridor. The Moorish Revival-style building was constructed in 1927 and is on the U.S. National Register of Historic Places. Residents travel 1 ½ miles northwest via bus or car to access it. People travel 13 ½ miles south to Miami International Airport via Interstate 95. The interstate also takes locals 11 ½ miles south to Downtown Miami. The neighborhood is adjacent to the Miami Opa-Locka Executive Airport, which is for joint civil-military use.
