The neighborhood also draws homebuyers with its access to an extensive park that includes watersports and other recreational amenities. “Most of the homes have been either upgraded or rehabbed. Some new businesses are popping up, such as nail salons and mom and pop businesses,” says Realtor Rey Delgado, who sells homes in the neighborhood with Cohen & Roth.

Accessible to younger homebuyers
“The area is up and coming. A lot of the older generations are moving out. Some young people are moving in, but generally, Miami is too expensive for millennials and first-time homebuyers,” Rey Delgado says. "Communities west of I-95, like this, are more accessible to younger homebuyers." Canal-front ranch styles and bungalows built between the 1940s and 60s sell for between $390,000 and $550,000. Homebuyers can purchase a 1930s bungalow several blocks from the canals for between $420,000 and $670,000. The neighborhood also has a selection of 1950s and 60s concrete block and stucco constructions valued between $375,000 and $650,000. Newly built four-square houses with Mediterranean features sell for around $620,000. Public schools with ELL programs
Children often begin their educations at Henry E.S. Reeves Elementary, which has an 18-to-1 student-teacher ratio and a C-plus Niche rating.
