A close-knit Crownsville community on the Severn River

Often called “Arden” by the locals, the community of Arden on the Severn has a rural ambiance, scenic woodlands and riverfront views. About 22 miles south of downtown Baltimore, the area is a tucked away, natural space. “I’ve lived in Arden my entire life,” says Kim Franklin, lifelong area resident and president of the Arden Community Association. “I’m the third generation of my family to reside here, and my kids are looking to stay as well. My roots run deep here. I love it.” Waterfront homes with private docks sit close together on the shores of the Severn River. Though most waterfront properties cost close to $1 million, the area’s average list price is $595,000, which is lower than in nearby Herald Harbor, Crownsville and Severna Park across the water. Boats on trailers parked in driveways await the summer months when locals can enjoy four private beaches around town. “I was searching for years to be in Crownsville on the water,” says Stacy Henderson, a Realtor with Coldwell Banker Realty since 2004, now at their Annapolis Plaza location. Stacy is also an active member of the Arden Community Association. “This neighborhood is so fun. I’m getting ready to start my 6th summer here and I’ve never been in such an amazing place to live. Everybody is so nice and friendly; it was easy to make friends.” Waugh Chapel Towne Center on Crain Highway has several stores, restaurants and a movie theater. Students study within the Anne Arundel County Public Schools system, graded an overall B on Niche.

Swim, hike or bike in Arden on the Severn

Spending time on the water is the name of the game in Arden. “My son lives in Arizona with his wife and my three granddaughters. When they vacation here, we go trout lining, catching crabs and fishing,” Henderson says. “They love it so much they’re moving here. I’m super excited for them because I think they’re going to have a bigger opportunity to make friends and get the kids involved.” Arden Park has about a dozen sports fields, supporting pick-up games of soccer, rugby and baseball or softball. The Maryland Therapeutic Riding Stable is a nonprofit that offers programs for those in need of wellness or therapy. The stable has a children’s summer camp, hosts school groups and an Equine Services for Heroes program, which supports veterans. For a game of tennis or basketball, Waterbury Park has several outdoor recreation courts and a small playground. Acres of the neighborhood are made up of dense woodlands. Folks can hike the trails at Severn Run Environmental Area or stroll along the paved South Shore Trail from Hansel Hill Farm to Waterbury Road.

Waterfront homes with private docks on the Severn River

Tall ceilings, wide bay windows and rustic stone fireplaces can be found in houses along the Severn River shoreline. From outdoor decks, residents overlook private docks and sailboats floating just offshore. “People tend to stay here. There are many multigenerational families who own homes in the neighborhood. Even if you grow up here and move away, you end up moving back,” Henderson says. “The lowest-priced waterfront homes will sell for just shy of $1.1 million, while the average for off-water homes is about $500,000 to $600,000.” These off-water homes consist of cottages or ranch-style homes and split-level residences with four or more bedrooms. Most dwellings can be dated back to the 1950s through 1970s, with lingering mid-century aesthetics and modern comforts.

Arden Community Association gatherings and events

The Arden Community Association hosts many community events throughout the year. “We have a yard sale coming up. The whole area participates,” Henderson says. “Cars come from all over to view the sales. You can start at the town hall if you want and get coffee and donuts and then they give you a map to show you all the houses that are participating and what kind of items they have.” She also highlights other community gatherings, such as the Spring Festival, Tent or Treat on the beach for Halloween, and a monthly senior's lunch hosted at the Arden Town Hall or on the beach. “When the weather is nice, they hold a potluck on the beach. It’s a senior thing, but they invite everybody.”

Locally owned restaurants and the Waugh Chapel Towne Center

A few local spots give Arden on the Severn a small-town charm. Bean Rush Cafe on Generals Highway serves coffee and pastries. Next door is Milano Pizza, which bakes fresh pies and is also known for its cheesesteak subs and Old Bay wings. Gina’s Cantina on Veterans Highway is a great place to unwind with a margarita and good company. Down in Crownsville, Lure’s has “some of the best food around,” according to Henderson, and the Herald Harbor Hideaway is a great place to “go out with friends.” About 8 miles southwest on Crain Highway, Waugh Chapel Towne Center is a large shopping complex with dozens of restaurants, retail stores and the Regal Waugh Chapel movie theater. Familiar locations include Target, Old Navy and Dick’s Sporting Goods, as well as Wegmans grocery store.

Anne Arundel County public and private schools

Millersville Elementary School is rated a B-plus on Niche and teaches kindergarten through fifth grade on Millersville Road. Old Mill Middle School students can apply for Magnet Programs in grade eight, focusing on pathways such as performing and visual arts, biomedical and allied health or STEM studies. Old Mill Middle is rated a B-minus. Old Mill High School, graded a B, is an International Baccalaureate (IB) World School and also offers a specialized program in International Economics and Finance. Arden is also home to private schools like the Rockbridge Academy, a kindergarten through twelfth grade Christian academy with an A-plus Niche rating.

Commutes to downtown Baltimore

Part of the greater Crownsville area, “Arden is off the beaten path but is still centrally located to Annapolis, Baltimore, and Washington, DC,” Franklin says. Downtown Baltimore is about 22 miles north via Interstate 97 and can take about 30 minutes to an hour to reach. On the way, drivers can reach the Baltimore Washington International Thurgood Marshall Airport. Closer to home, the Luminis Health Anne Arundel Medical Center is about 10 miles away via Route 178.
