"Modesto, in my opinion, is a quiet city anyway. But the northeast region is a mix of urban and suburban," says Andre Eastman, a Realtor with Fathom Realty Group and Central Valley native. Northeast Modesto stays well-connected with high-performing schools and eight community parks.
1970s ranch-style homes and several subdivisions
Northeast Modesto features eclectic architectural styles, with homes built in the 1970s and 80s typically newer than houses on the west side. Mixed-material, ranch-style homes with brick and stone exteriors sit next to craftsman homes with Mediterranean features like domed archways, tile roofs and stucco exteriors. Homes typically range from $300,000 to $900,000. A three-bedroom ranch-style home can be listed between $350,000 and $700,000, while a four-bedroom craftsman can be sold for $400,000 to $800,000. Some subdivisions have homes exceeding $1 million, like River Oaks Estates in Penhurst Park, a gated community with a brick road leading to new traditional and farmstead houses.

The Modesto City School District serves public schools in Northeast Modesto. Dry Creek Trail in Thousand Oaks Park is known for its sandy waterside paths through flowers and dry grass south of Scenic Drive. Cool, dark atmosphere at Wildfire Public House
McHenry Avenue, the neighborhood's primary commercial district, has several shopping centers along an essential route. With worldwide flavors, McHenry Shopping Village has Mexican restaurants, Italian eateries and Asian cafes. "Modesto is getting more variety of restaurants and focusing on supporting that diversity. It's cool to finally see different cuisines," Eastman says. Residents can have a seat at Wildfire Public House, a classy American restaurant with a dark, vibey atmosphere, perfect for a late-night dinner. Ciao Bella serves seafood and Italian dishes in a cozy environment with an outdoor patio. On Coffee Road, restaurants are next to a grocery hub in the Walmart Neighborhood Market. On the neighborhood's eastern side, residents head to Raley's, a grocery store on Floyd Avenue.

Get to San Fran or Sacramento
McHenry Avenue takes traffic north through eastern Modesto, connecting to Route 99, the Golden State Highway, which runs northwest toward Sacramento, 75 miles away. Briggsmore Avenue connects the city's highest end, running laterally through the neighborhoods north of downtown. From Maze Boulevard, Interstate 580 is 27 miles west. Using I-580, San Jose is 90 miles southwest, and San Francisco is 93 miles west. The San Jose Minerta International Airport is 84 miles away. Commuters can take the Stanislaus Regional Transit Authority (StanRTA) bus from Coffee Road and Orangeburg Avenue.
Modesto Farmers Market downtown
With Downtown Modesto only 4 miles away, residents can take a short trip to the city's extravagant happenings and most significant events. On the weekend, foot traffic fills the historic 10th and 11th streets as people tour the murals, attend art walks, visit the entertainment district or try one of the renowned local restaurants.
