Hanging out at Montclair Lake
Montclair has many private amenities for residents. 108-acre Montclair Lake sits in the rough center of the community – within walking distance from some homes – and has three beach access points: Dolphin Beach, Beaver Landing and West Beach. The beach areas, open to community members and their guests only, have picnic tables, fishing docks, lifeguards and sandy shores. Non-motorized boats that are registered with the HOA are also allowed. Dolphin Beach is the largest of the three, featuring basketball hoops, volleyball courts, barbecue grills and an amphitheater overlooking the water where community events are sometimes held.
Near the MPOA office, children run around Kid’s Dominion, a large community playground with covered picnic shelters, while pups play in the adjacent Victory Dog Park. Joining the Montclair Property Owner’s Association
Every resident of Montclair is a member of the Montclair Property Owner’s Association, a very active organization that oversees the area’s design quality, preserves its amenities, organizes events and more. Some community gatherings include Supper Club, where neighbors gather for a potluck-style meal, bringing an entree, appetizer or dessert; a community-wide Memorial Day Cookout on Dolphin Beach; and Fourth of July fireworks over the water. Montclair Kids Fest in June, also on Dolphin Beach, lets families get outside to socialize, bounce on the inflatables or run around and play laser tag. Montclair also has a community yard sale, cookie swap, holiday home decorating contests and more. Events are for residents only; attendees need a recreation pass to enter.

Waterway Drive is Montclair’s main thoroughfare, cutting through the rough center of the community. A grassy, landscaped central median separates the four-lane road, and several residential streets branch off it. Subdivisions are tidy, with sidewalks, wide and smooth streets, manicured lawns and cul-de-sacs. Colonial Revivals are Montclair's most common housing style, and most feature 3 to 5 bedrooms and 2-car garages. There are also some ranch-style homes and townhouses throughout the area. 35 miles to Washington, D.C.
Montclair is just off Interstate 95, about 12 miles northwest of Quantico, 20 miles southwest of Fort Belvoir and 35 miles southeast of downtown D.C. Commuter lots are within Montclair and in nearby Dumfries, so residents can hop on a bus or carpool. "The PRTC Bus has three routes: one goes into D.C., one goes further into D.C., and one goes to the Pentagon." He also explains that the commuter lots have spots for the "Slug Lines," where drivers pick up carpoolers so they can use the High-Occupancy Toll (HOT) lanes into and around D.C. for free. "The HOT Lane can cost anywhere from $10 to $40 each way to D.C. If I go to the commuter lot and pick up 'slugs,' I can go for free," Lee says.
