Fisherman’s Flats/Josselyn Canyon is a residential neighborhood just south of Monterey Regional Airport. Its airside location means the streets can get loud, but living here isn’t all about flashing lights and takeoff noise. “You’re going to have more noise, but not as much as you would at a major international airport,” says Laraye Sullivan of Sotheby’s International Realty, who has multiple years of experience in the area. “But the reason the airport is there is because there’s much less fog and rain in this area of the peninsula, so you get far better views than other neighborhoods.” Fisherman’s Flats/Josslyn Canyon has a suburban feel, with single-family homes and townhouses along enclosed and well-paved streets. The neighborhood also has parks, golf courses and easy access to shopping and dining options. Its CAP Index crime score is 2 out of 10 compared to the national average of 4, and violent crime is particularly low.

Most houses are more than $1 million

Fisherman’s Flats/Josselyn Canyon has a wide variety of housing styles and prices. One-story homes like ranch-styles are in the $900,000 to $3.5 million range, while larger Mediterranean and Craftsman homes are between $1.8 million and $3.5 million. Gated mansions with multiple acres of land can reach up to $10.5 million, and condos near the airport cost between $650,000 and $900,000. “One thing people appreciate about the neighborhood is that there’s no HOA,” says Sullivan. “It’s also spaced, so the lot sizes are bigger than some areas of town.” Homes sit on quiet roads with little traffic; many have multicar garages and long driveways. Trees are plentiful, and some homes have pools or tennis courts in their expansive backyards.

Golfing at Monterey Pines Golf Club

Deer Flats Park welcomes visitors with its green field and benches facing the street. Shooting hoops on the basketball court and picnics are popular activities at the neighborhood pocket park, which also has a playground. Kids can play soccer and basketball at various spots in the neighborhood, and dogs can run around at La Mesa Dog Park. Del Monte Golf Course, the oldest golf course continually operating on the West Coast, is in the heart of the neighborhood. Next to the neighborhood, the 18-hole Monterey Pines Golf Club offers discounts to active and retired military members and has a driving range and practice areas. San Carlos Beach invites locals to relax on the sand with a book, while Del Monte Beach is a popular spot to walk with leashed dogs. Paragliding, surfing and fishing are popular at Monterey Beach. All three beaches are within a few miles of Fisherman’s Flats/Josselyn Canyon. Hikers head out on the 8.5 miles of trails at Jacks Peak County Park for a day out in nature.

Dining outside at Tarpy's

Locals can dine at a variety of restaurants off the Monterey Salinas Highway. Wild Plum Cafe has used organic and sustainable ingredients from local farms since 1999. The café has a cozy vibe with specials written on chalkboards, brightly painted murals and flowers on each table. For date night or a special occasion, Tarpy’s Roadhouse has a wide selection of steak and seafood specials and an extensive wine list. White tablecloths and candles adorn the indoor tables, but diners can also sit in the vast courtyard of the restaurant that looks like a Mediterranean villa. Del Monte Shopping Center offers big box stores like Macy’s for retail and Whole Foods for groceries 4 miles west of the neighborhood.

Monterey High has an A grade

Kids in Fisherman’s Flats/Josselyn Canyon attend Monte Vista Elementary School, which holds a B-plus grade on Niche. The school merged with the now-defunct Monte Vista Middle School in 2022. Teens go to Monterey High School, which holds an A rating and was named by Niche as a Standout California School. The school is noted for athletics and has produced multiple NFL players like Herm Edwards, who also coached in the league. The Art, Media and Performance Academy is a college-preparatory academy preparing kids for careers in the arts.

Quick access to the Monterey Regional Airport

Fisherman’s Flats/Josselyn Canyon is convenient for travelers because of its proximity to the Monterey Regional Airport. Planes fly from the airport to a handful of cities, including Phoenix and Las Vegas. Residents can take Route 101 70 miles north to San Jose, and there are a handful of Monterey-Salinas Transit bus stops for local travel.
