Morgan Hill is a small city of about 45,000 residents that offers residents the opportunity to live a quiet, suburban lifestyle while still being close to Silicon Valley's employers and urban amenities. Its population grew by about 1,200 between 2000 and 2020, which led to heavy restrictions on development to keep housing costs down. “Morgan Hill is about 23 miles south of downtown San Jose; as a bedroom community near the mountains, you’ll find a lot more outdoor activity in this area,” says Linda Baker, a local Realtor and founder of Milestone Realty. “The city’s downtown is very vibrant, and it’s a very defined downtown area compared to other cities in Santa Clara County.” Like much of Santa Clara County, the history of Morgan Hill is intertwined with agriculture; traditionally, it’s been known for its mushrooms, and every year there’s a festival called Mushroom Mardi Gras. The city also has numerous vineyards, wineries and community farms like the award-winning Andy’s Orchard.
Suburban homes hover around $1.4 million
Many of Morgan Hill’s residential corridors are part of planned suburban-style developments lined with sidewalks and single-family homes. While some houses date back to the early 20th century, most were built in the late 1900s and beyond. “Morgan Hill has very defined neighborhoods, and the construction is generally newer compared to San Jose, but the downtown area does have some older components,” Baker says. In late 2024, the median home sale price in Morgan Hill hovered just under $1.4 million, with most single-family homes ranging from about $800,000 to $3.5 million. Although high, Morgan Hill’s median is still lower than the median home price of nearby San Jose. These homes come in various new traditional styles, some with Mediterranean features. Lots often hover under a quarter of an acre, although some properties on the city’s outskirts span multiple acres. Morgan Hill is also home to a handful of townhome communities where units typically cost between $700,000 and $1.2 million.

The Morgan Hill Unified School District serves more than 8,000 students in kindergarten through 12th grade while maintaining an overall B-plus rating on Niche. Morgan Hill encompasses 30 parks and recreational facilities; it’s also surrounded by rural outdoor destinations like the 2,275-acre Anderson Lake County Park and 232-acre Chesbro Reservoir County Park. Morgan Hill Community Park has eight tennis courts, multiple athletic fields, two dog parks and a skate park. A defined downtown offers local shopping and dining
Most shopping and dining in Morgan Hill can be found along Monterey Highway and Dunne Avenue. At the center of the city, downtown Morgan Hill is a pedestrianized community hub where locals can enjoy a year-round farmers’ market, numerous holiday events and a weekly live music series hosted on Friday nights. “There’s such cute store shopping and many neighborhood restaurants downtown – it’s not filled with chain stores and the like. For chains, you’ll find those in the shopping centers around Morgan Hill,” Baker says. Strip malls on the outskirts of town are home to grocery stores, national retailers like T.J. Maxx and big box stores like Walmart and Target. Baker notes that although the city is home to a few office complexes, many residents are commuters who work at major employers in Silicon Valley and San Jose.

Downtown has the low-down on events
