From manufactured homes to modern housing developments
As a primarily residential neighborhood, Westphalia features an eclectic mix of home styles that cater to most budgets, from mobile homes to million-dollar homes. Manufactured housing communities have two-to-five-bedroom options selling for around $95,000 to $150,000. Other housing developments feature late-1900s duplexes in the $200,000 to $350,000 range. Larger contemporary townhouses feature three to four stories of living space with attached garages in the back ranging from $400,000 to $850,000. Westphalia offers several single-family housing options as well. The neighborhood has a few leafy subdivisions with homes from the mid-1900s, such as ranch-style and Cape Cods, selling for $350,000 to $550,000. There are also several modern housing developments with 3,000 to 4,000-square-foot Craftsman-style houses ranging from $600,000 to $900,000, with some 6,000-square-foot homes fetching up to $1 million.

Recreation at Westphalia Community Center
The neighborhood hub is centered around Westphalia Community Center, where locals come together for indoor and outdoor recreation. The center’s parkour-style playground is a hit for children, especially those who enjoy challenging obstacles. Parents can keep an eye on the kids while relaxing on a bench or strolling down the paved walkway that loops around the playground. The community center gym features a basketball court and offers several programs, such as boxing and fitness classes and summer camps. Mellwood Parke Park has similar amenities, such as basketball courts, playgrounds and trails, but in a more natural setting with mature woodlands.

Several public education routes
Arrowhead Elementary, which earns a C-minus grade from Niche, serves most of the community. Some students on the south side of Westphalia attend Barack Obama and Melwood elementary schools, each of which earns a C grade. Arrowhead students feed into B-graded Kettering Middle School. Those who attend Obama and Melwood go on to James Madison Middle School, graded a C-minus. Most students are served by Dr. Henry A. Wise Jr. High School, which earns a C grade. A few on the north side of Westphalia go on to Largo High School, also graded a C.

Bustling shopping centers in Forestville and small-town feel in Downtown Upper Marlboro
“There aren’t a whole lot of stores and restaurants directly in Westphalia,” says Smith, “But there are plenty of places nearby, which is a huge plus.” For shopping and dining out, locals typically head to neighboring Forestville on the west side of town, which can be a 1- to 7-mile drive, depending on where residents live. Shopping centers like Ritchie Station Marketplace feature big box retailers and a mix of national chain and local comfort food restaurants. Casablanca Café is a local favorite for classic breakfast dishes, whether for dine-in or carryout. Locals also love the rectangular, flaky pizza at Ledo’s, which has served the community since 1955. Downtown Upper Marlboro is also a 1- to 7-mile drive to the east side of town. It offers a more small-town feel with independent shops and restaurants on Main Street, including Olde Towne Inn, where locals enjoy casual American fare.

Entertainment at The Show Place Arena and Commanders games 6 miles away
The downtown area is right by The Show Place Arena, which, since 1993, has hosted large events, such as concerts, national equestrian events, the Prince George’s County Fair and college basketball tournaments. Washington Commanders fans will find Westphalia to be an ideal place to live, as it’s just 6 miles from Northwest Stadium in Landover.

Getting to and around the D.C. metro
The neighborhood’s location is a good fit for D.C. commuters. Locals can take Suitland Parkway 17 miles west to the nation’s capital or hop on Interstate 495, which wraps around D.C. to cities such as Alexandria and Springfield. To avoid traffic, locals can drive 5 miles to the Downtown Largo Washington Metro subway station. Both the Silver and Blue lines take about 30 minutes to get to D.C.’s Metro station including a major connecting point, Metro Center. Metro riders need not change trains to reach Washington's two commercial airports, Ronald Reagan National and Dulles International.
