Different subdivisions reflect Stonegate’s suburban atmosphere
White and gray-pebbled stone gates fittingly sit on either side of the road, serving as the entrance to Stonegate, a suburban area about 15 miles outside of Philadelphia. Elbo Lane is the main artery through this Mount Laurel neighborhood, with a townhouse community and single-family homes on the western end and an active adult community on the eastern end. “Its nickname is Little Orleans,” says Dawn Hogan, a real estate agent with Coldwell Banker Realty. “Because most homes were built by Jeffrey Orleans in the 1990s. This area has newer housing communities, compared to other communities built in the ‘60s and ‘70s.” Sidewalks weave through each subdivision and extend alongside Elbo Lane, and local shops and park spaces are within walking distance. Centrally located off Elbo Lane, a small shopping plaza features restaurants and storefronts, but larger retail sections are just 3 miles away. To the south, Laurel Acres Park is well known for both casual outdoor excursions and Little League games. “It’s a well-rounded community with excellent school systems, lots of open spaces and great youth sports organizations,” Hogan adds. In addition to this family-friendly atmosphere, commutes into Philadelphia and New York City are more manageable thanks to Interstate 295 and the New Jersey Turnpike both running along Stonegate’s west side.

Colonial-inspired homes, townhouses and active adult communities
More than 90% of Stonegate residents own their homes, but housing inventory is typically low. When available, there are two- and three-bedroom townhouse units that cost around $290,000 to $350,000. The monthly HOA fee in the community is around $250, and residents have access to a clubhouse area with tennis courts, basketball courts, a playground and a pool. Holiday Village and Holiday Village East are active adult communities for residents ages 55 and older. These subdivisions offer rambler architectural styles with front-facing A-frames, one- and two-car garages and driveways. Floor plans range from 1,200 to 2,000 square feet, and prices are between $355,000 and $510,000. The monthly HOA fee is $128, and the community offers a clubhouse with a fitness center, tennis courts and a pool.
It’s not uncommon to find no single-family homes on the market at any given time, and when they are, buyers have to act fast because they usually only stay on the market for about two weeks. Built in the mid-1990s, housing styles include Colonial-inspired homes, some with stucco exteriors and some with more contemporary designs. Many feature two-car garages, and each property’s 2,500- and 3,000-square-foot layouts typically include four bedrooms and three bathrooms. Price tags range between $560,000 and $700,000, and residents pay about a $40 monthly HOA fee.

Local shops and eats at the Towne Square plaza
Centrally located in Stonegate, Towne Square is a small shopping plaza with a ShopRite grocery store, medical offices, salons and a few restaurants. K Towne Kitchen is a popular spot for Asian-fusion cuisine, with menu items like ramen, dumplings and wings. About a 3-mile drive west, the Moorestown Mall area features Walmart, Boscov’s, chain restaurants and a variety of pubs. Jay’s Elbow Room is a local hole-in-the-wall for a boozy drink, and Yard House is a larger, more upscale bar with extensive food and beverage menus. In addition to hotels, department stores, and a movie theater, this retail section is also the site of Cooper University Hospital. “The hospital is taking over the mall,” Hogan adds. “They’re adding more, too. Eventually, it will probably be all hospital.” A 3-mile drive north, Centerton Square is another busy commercial sector with Wegman’s and Costco. There are also a couple of locally favored Italian restaurants, including Anthony’s Coal Fired Pizza and Barone’s Tuscan Grill. “They put a TopGolf in Centerton Square,” says John Wuertz, Associate Broker with Berkshire Hathway HomeStyles. “It’s really helped to bring people into this commercial area.”

Car-dependent commutes on Interstate 295
Interstate 295 runs along the west side of Stonegate, and residents are about 25 miles from the Philadelphia International Airport and 85 miles from Manhattan. For those looking to travel through the state, the New Jersey Turnpike runs parallel to the interstate. The community is a car-dependent neighborhood, as there are no public bus or train services in the immediate area. “A lot of people drive to Woodcrest and take the PATCO train into Philadelphia,” Wuertz says. “And some people drive part of the way to New York, park at the Hamilton station on 295 and take the NJ Transit express train into New York City.”
Stonegate is minutes from I-295 and the NJ Turnpike making a great place for commuters.

Play ball or go sledding at Laurel Acres Park
Laurel Acres Park, the largest and most popular community park in Mount Laurel, is located just south of Stonegate. “A lot of things happen there,” Wuertz says. “That’s a popular hangout spot for families.” Parkgoers can walk their dogs through the wooded trails, use the three different playgrounds, fish in the pond, practice and play on the athletic fields and even sled down the hill when it snows. “I used to live across the street, and it’s the only place in town where kids can sled,” Hogan says. “It’s actually mayhem. You could hardly get out of our street, which is why they just extended the parking lot.” In addition to unofficially hosting this seasonal activity, Laurel Acres Park holds a summer concert series and different food truck festivals in the fall. Hogan also mentions that Mount Laurel has great youth sports leagues, with soccer and baseball ranking at the top of the list in terms of popularity. Frequent practices and games are held at the park, bringing together families from all over the township. Nearby, Ramblewood Country Club has a 27-hole golf course that is open to the public. “Ron Jaworski, who used to be the Eagles quarterback, owns the country club,” Hogan adds. “That’s why the bar inside is called Seven Tap, for his jersey number when he played.”
On the east end of Elbo Lane, Elbo Park is a small neighborhood park with a playground and green space. About a block from there, the trailhead to the wooded paths of Mount Laurel State Park is located in the parking lot of the Mount Laurel Historical Society building, which is in the original town hall building that was constructed in 1866.

Public and private schooling options in Mount Laurel Township
Students living in Stonegate can begin their education at Hillside Elementary, a school for kindergarten through fourth graders with a B rating from Niche. They can then advance to fifth and sixth grades at Mount Laurel Hartford School and seventh and eighth grades at T.E. Harrington Middle School, both of which receive a B-plus. High schoolers can attend Lenape High School, which earns an A-minus. In partnership with Kean University, Rowan University and the nearby Rowan College at Burlington County, Lenape offers the College Accelerated Program (CAP), allowing students to enroll in both high school and college-credit courses.
Private school institutions near Stonegate include Moorestown Friends School, a kindergarten through twelfth grade Quaker school located to the north. Niche rates this school an A-minus and ranks it as the No. 1 Best Private High School in Burlington County. The King’s Christian School is a kindergarten through twelfth-grade school located to the south, earning an A-minus rating.
