With over 1100 homes south of downtown Naperville, Ashbury is a master-planned community that started in the 1990s and is attractive for many reasons. “For $650 a year for homeowners, there is exclusive access to a pool and a clubhouse,” says Eva Burns, a real estate broker with RE/MAX of Naperville and RE/MAX Enterprises with 22 years of real estate experience. “I lived in the neighborhood for about 30 years and was part of planning events that happened in the neighborhood. There’s always something going on.” The neighborhood pool is also home to the Ashbury Alligators Swim Team, a club for neighborhood kids ages 5-18.

Active Ashbury HOA
The news in the Ashbury neighborhood flows in one of two ways. There is an active Facebook community called Ashbury of Naperville, which the homeowners association does not sanction. The group does sanction the monthly newsletter called Ashbury News. “When I lived there, I helped organize many events, like distributing 4th of July flags for display in yards around the holiday. There are also active community clubs, including men’s and women’s golf clubs, supper clubs and Bunco groups,” Burns says. In May, there’s also a neighborhood garage sale that is held over three days.

Pool and park
The big recreation attraction in Ashbury is the Olympic-sized pool behind the clubhouse. The pool is exclusive to residents and features a beach-like zero-depth entry into the water. “There are also two slides at the pool that were built into an artificial hill, and there’s also a kiddie pool,” says Jeff Arney, a broker with Keller Williams Realty with two years of real estate experience. Connected to the clubhouse and pool is Ashbury Park, which has a baseball diamond, tennis and pickleball courts and a fishing lake. A multi-use trail runs by the lake and is popular with walkers, bikers and joggers.

Feeding into a blue-ribbon school
As is the case in many Chicago neighborhoods, there is an elementary school in Ashbury. Patterson Elementary School is part of the Indian Prairie School District Number 204. The school gets an A-plus rating on Niche and a 13-to-1 student-teacher ratio. All sixth graders attending Crone Middle School must take an Essential Technology course semester. The school receives an overall A score. Neuqua Valley High School is an A-plus Niche-rated school and received a National Blue Ribbon School recognition from the U.S. Department of Education in 2017. The student-teacher ratio is 15-to-1. Wheatland Salem Christian Academy is a private kindergarten in Wheatland Salem Church at the corner of Book Road and 95th Street.

A slew of custom builders in Ashbury
The unique thing about Ashbury is that, although a planned community, all the houses don’t look the same. “There were 28 custom builders who were invited to build in Ashbury when it was developed,” Burns says. “These are stick-built homes that are all solidly constructed.” Most homes were built in the 1990s with brick and stone and are contemporary two-story houses priced between $550,000 and $850,000. Some are contemporary versions of Colonial Revival and ranch-style. “The homes are large, but not too large. Generally around 3,200 and 3,500 square feet,” Arney says. The monthly fee for homeowners ranges from $45 to $55, translating to between $550 and $650 yearly.
Home prices in Ashbury range from $379,000 to $751,000.

Connection to major roads
The Ashbury neighborhood is mainly residential, but it connects to major roads that lead to various shopping and dining. Heading west on 95th Street leads to the intersection of Route 59, where there are many options. Giordano’s is the place for famous Chicago stuffed pizza, but they also can accommodate the thin-crust lover. Houlihan’s is known for its happy hour, which runs from 3 to 6 p.m. Monday through Thursday. Amazon Fresh and Jewel-Osco are grocery store options along the same corridor.

Car dependency in Ashbury
Walking along the neighborhood streets is easy, with sidewalks on either side of the street, and in much of Ashbury, there are plenty of trees. To get to public transportation, it will be at least a 20-minute walk to stops along Route 59. The neighborhood is about 8 miles south of the downtown Naperville Metra station. It’s about 35 miles south of O’Hare International Airport and 30 miles west of Midway Airport.
Residents can take the Pace bus system and get anywhere within Chicagoland.
Ashbury residents have quick access to the Metra and Downtown Chicago.
