Nashville neighborhood with trendy additions on the horizon
Charlotte Park developed when the Ford Motor Company opened a glass plant near the neighborhood in the 1950s. Charlotte Park now counts Thunderbird and Starliner drives among its roads named after Ford cars. The neighborhood kept a mid-20th century look for decades, but is now starting to get a makeover as interest in west Nashville has gone up over the past several years. One catalyst of this change is neighbor, The Nations, a historically industrial area that has been revamped with contemporary style housing and a growing roster of trendy restaurants, breweries and fitness studios. “It was only a matter of time before people started looking on to the other part of Briley Parkway,” says Scott Troxel, a Realtor with Keller Williams Music City, who’s built eight houses in the Charlotte Park area since the early 2010s. Signs of the new activities can be seen at the Rock Harbor Marina, which has drawn up an ambitious plan that includes promises of more docks and services like water taxis to downtown Nashville. “There’s not a ton that’s really in that neighborhood yet, but there’s definitely a decent bit of commercial development that’s happening, as well as on the residential side. There’s a lot of signs,” says Michael Bird, a Realtor with Keller Williams Realty’s Music City office, who’s made a few sales on this side of the city. “It’s only a matter of time before more of that really starts filling out.”
A mix of mid-20th century and contemporary character
When Ford opened its plant — which now belongs to Japanese auto glass maker Carlex — the employees filled cottages built at the time. Houses with Craftsman, bungalow and Cape Cod traits are common, especially in the Croleywood area. Some exhibit distinct stone exteriors and come with narrow driveways leading to car ports or detached garages. Traditional ranch-style houses with spacious lots are also common in other parts of Charlotte Park, with some tucked in cul-de-sacs shaded by mature trees. The 20th century housing still holds a slight majority in the neighborhood, but more new Traditional and contemporary style houses have been added. The new builds include “tall and skinnies,” narrow homes built in pairs on lots previously occupied by a single house. Several of the new houses also show unique touches like half-timbered framing and half-hipped and skillion roofs. Price points for the older cottages can run from under $400,000 to $600,000, depending on size. For the modern contemporaries and Traditionals, price points can go from about $545,000 to $800,000. With size again and age playing a role, there are also townhouses that run between $250,000 and $650,000.

Dining on the water at Blue Moon and curling at Tee Line bar
Sitting on a dock in the Rock Harbor Marina, the Blue Moon Waterfront Grille is a staple where dinner is enjoyed with pleasant views of the Cumberland River. Nights at the restaurant can start with a glass of wine and later involve a plate of the signature fried catfish basket. Benji’s Bagel & Coffee House is an authentic New York style bagel shop and deli. Just across the street is the unique Tee Line Nashville, a bar with a little more than pizza and beers on tap. Patrons can get on one of three sheets of ice to try out curling. The bar also provides lanes for avid bowlers, and an outdoor patio to gather around a fire pit or play a few rounds of cornhole. “It’s a pretty cool spot,” Bird says. “I would call it a sports bar that also has that unique element to it.” On Saturday mornings, those on the hunt for fresh produce, grass-fed beef or farm fresh eggs can take a short drive down Charlotte Avenue to the Richland Park Farmer’s Market. Publix and ALDI offer some grocery shopping options.

Boating on the Cumberland River
A membership with the Nautical Boat Club - West Nashville provides access to a fleet at the Rock Harbor Marina and scenic trips along the Cumberland River. Rock Harbor is also the city’s sole 24-hour marina. Future plans for a transformation of the marina, with additions to include a mix of more dining and housing on the water. Charlotte Park, the green space on Deal Avenue, provides a local spot for sports and outdoor activities. Children enjoy the playground, while the park provides space for softball games. Events featuring ponies have also taken place at the park. The neighborhood is close to The Nations’ West Park to the east, which has attractions like a wet weather storage tank painted in a nature theme.
Rock Harbor Marina is the only 24-hour marina in Charlotte Park.

Academies of Nashville at James Lawson and Pearl-Cohn high schools
Younger children here can attend Charlotte Park and Cockrill elementary schools, which both received C grades from ratings site Niche. Charlotte Park Elementary celebrates the diverse community it serves with its annual Multicultural Night. The evening festivity features a variety of international cuisines and cultural shows. Teens can then attend Moses McKissack and H.G. Hill middle schools, which respectively received grades of C-minus and C-plus from Niche. To finish their secondary education, they can attend Pearl-Cohn High School and the new James Lawson High School. Pearl-Cohn received a C-minus from Niche, while James Lawson has yet to be rated. A replacement for the old Hillwood High School, James Lawson’s students enjoy a 300,000-square-foot facility complete with state-of-the-art classrooms. Both schools are part of the touted Academies of Nashville, a district-wide college and career prep model that allows its participants to take specialized courses in a wide variety of fields.

Celebrating with neighbors in Light the Nations festival
One major celebration on this side of Nashville is the Light the Nations festival, which occurs each October in Charlotte Park’s neighbor to the east. Festival goers can eat up fare from a variety of vendors and enjoy entertainment ranging from games of outdoor jenga to live music and dance acts.
Direct I-40 commute to downtown Nashville
Downtown Nashville sits 7 miles east of Charlotte Park. Interstate 40, which cuts through the southern end of the neighborhood, provides a commuter route to both the downtown and the neighboring suburbs on the western end of the city. WeGo Public Transit bus stops on Charlotte Pike offer alternative transportation options. I-40 also connects directly to the Nashville International Airport, which lies 14 miles east of Charlotte Park. For health care needs, the Ascension Saint Thomas Hospital system’s West and Midtown campuses are respectively about 4 miles and 8 miles from Charlotte Park.
