A charming microcosm of greater East Nashville
East Hill stands tall in one of Nashville’s most popular communities. While new housing has been added, many remain drawn to the oasis of charming and nearly century-old cottages between East Trinity and Douglas Avenue. “To be such a small area, it has a high concentration of those beautiful, high demand architectural styles,” says Brian Copeland, an agent with nashvilleandbeyond.com, who’s made a few sales in East Hill and even more across the greater community of East Nashville. “We do have some new buildings there, but the historic homes are so beautiful that they haven’t gone away.” East Hill also sits within vibrant East Nashville. A repurposed warehouse by the railroad tracks on the west end houses an Italian restaurant and co-working space. On the other end of East Hill, businesses like vintage clothing stores and trendy late night bars line Gallatin Pike. Murals and colorful leaning frames near Emerson Hall give Gallatin artistic flair. “It has, by far, the best restaurants, coffee shops, retail and dog parks in all of Nashville,” says Robert Drimmer, an agent with Compass Tennessee LLC, who lives in East Nashville and regularly posts about the area on his “mreastnashville” Instagram account. “It’s not your cookie-cutter community. It’s very community oriented. You can’t walk down the street without running into several people you know. It’s just very lively, young and energetic and experiencing tons, tons of growth. This is no doubt one of the fastest growing pockets in the entire country.”
Mixing old charm and modern contemporary flair
The hilly streets of East Hill are lined by mixtures of nearly century-old bungalows and cottages and narrow, two-story contemporary builds added within the past few years. Many of the bungalows exhibit colorful exteriors, and a few come with touches inspired by English Tudor architecture. Many of the smaller and older homes also stand by narrow gravel driveways, some of which pass under a detached carport. Similar styles exist in Renraw to the south, but the area features more raised lots and traditional brick townhouses. With age, size and condition all playing a factor, price points across East Hill can go from $600,000 for a single-story bungalow to about $750,000 for a new and two-story contemporary style house.

Italian at Frankies and Gallatin Pike’s nightlife and dining
In the repurposed warehouse on Delmas Avenue, Frankies Nashville has quickly become a staple. Italian artisans supply ingredients for the restaurant’s Pizzeria, where groups can be seen gathering around small wooden tables to enjoy pepperoni slices on paper plates with bottles of Sanpellegrino mineral water. Dinner can start with a sharable plate of prosciutto before moving to a bowl of gnocchi topped with tomato sauce and a chewy piece of mozzarella. Frankies also houses the Bottega, a specialty market for those looking to try their hand at some homemade Italian cuisine. Shoppers can also get some pastries and a cup of latte. Frankies shares the refurbished facility with the Switchyards East Hill coworking space, which maintains an industrial feel with its concrete flooring and wired shelves filled with cardboard boxes. Around Gallatin Pike, The Fox Bar & Cocktail Club, The Underdog and The Ballad East are just a few of places that represent the nightlife and music scene. Music City Vintage sells old school sports-themed clothing out of another repurposed industrial building. Grimey’s New & Preloved Music is a local institution for vinyl collectors. And despite the many dining options, sometimes nothing beats a good old-fashioned cheeseburger at Fat Mo’s No 1. A walk along A Publix farther down Gallatin Pike provides a nearby spot for grocery shopping.

Close to East Nashville gem in Shelby Park
East Hill is close to Oakwood Park, which provides both paved and natural dirt paths through some woodlands. Hikers who go up the hills here can also get an overlooking view of the downtown Nashville skyline. A basketball court on the south end offers even more recreational options. East Hill also lies a short distance north of Shelby Park, the most prominent outdoor site on this side of the city. Right along the Cumberland River, the park spans 336 acres and connects to the 960-acre Shelby Bottoms Greenway and Natural Area. Cyclists and dog walkers can take to the trail and traverse diverse habitats like hardwood forests and moss covered wetlands. They might even cross paths with passing deer along the way. While the Shelby Golf Course undergoes a restoration, young golfers can practice at the VinnyLinks Golf Course right along the river.
Specialized health and science programs at Maplewood High
Children and teens in the community can attend a few schools with science focused curricula. They can start out at Hattie Cotton STEM Magnet Elementary School, which received a C-minus grade from ratings platform Niche. They can then go on to Jere Baxter Middle School and Maplewood Comprehensive High School, which both also received C-minus grades from Niche. Maplewood’s STEM-focused curriculum emphasizes hands-on activities. The high school is among the campuses in the Academies of Nashville college and career prep model. One of the programs offered at the school under the model is the Academy of Health Science & STEM, which involves early courses in skills like diagnostic and therapeutic services.

East Hill residents are close to the festivities in East Nashville. There’s the annual East Nashville Beer Fest, which takes place in April at East Park. In addition to being able to sample a wide variety of craft brews, goers can enjoy live music and food trucks. Nearby Five Points hosts the annual Tomato Art Fest, which occurs in August. Goers deck themselves out in tomato and vegetable themed outfits and participate in a variety of quirky contests.
U.S. Highway 31 connection to downtown Nashville
The Ellington Parkway — also U.S. Highway 31 — connects East Hill to downtown Nashville, which is about 4 miles from the neighborhood. The neighborhood sits about 10 miles north of the Nashville International Airport. WeGo Public Transit buses that stop along Trinity Lane and the Gallatin Pike offer an alternative transportation option. The TriStar Skyline Medical Center, which has an emergency room, provides health care services about 5 miles north of East Hill.
