A historic park surrounded by university campuses
In 1873, famed abolitionist and writer Fredrick Douglass addressed a crowd in modern-day Hadley-Lillard Park, the namesake of Nashville’s Hadley Park neighborhood. Although the manor house where he allegedly spoke has since been torn down, visitors to the community center can still read about Douglass’ mission on the walls: “If there is no struggle, there is no progress.” In September, the African Street Festival brings live music and crowds to the neighborhood, and residents can look forward to the Black Market Food Fest in April, when dozens of vendors fill the park’s fields with the smell of smoked wood and spice blends. The neighborhood is bordered by Tennessee State University and Fisk University, both historically black colleges; the former is home to over 7,600 undergraduates and student enrollment at the latter hovers around 1,000. Locals take advantage of on-campus events, attending live performances and cheering on the TSU Tigers at the Gentry Center. There’s also Downtown Music City, less than 3 miles away along Interstate 40. According to Jeff Brown, owner at Black Lion Realty, Hadley Park is no stranger to change. “I did some flips there two years ago, and it’s blown up since then. It’s a completely different place from when I was a kid,” he says. “It’s exploded.”

Family reunions in Hadley-Lillard Park
Two stone columns inscribed with the names of African American soldiers who fell during World War I stand at the entrance of Hadley-Lillard Park, renamed in 2021 to honor Civil Rights leader Kwame Leo Lillard. In the 30-acre park, visitors will also find baseball fields and paved trails lined with Hickory and Elm trees — branches provide much-needed shade during hot Tennessee summers. According to Brown, picnic shelters are a popular place for family reunions. “Saturdays you’ll drive around and see a family all wearing the same tee shirt,” he says. There’s also a small playground and the Hadley Park Community Center, which is home to an indoor swimming pool and fitness room. To the south of the neighborhood is 130-plus-acre Centennial Park, where a to-scale model of the Athenian Parthenon has attracted tourists since the 1920s and Nashvillians and their four-legged friends socialize at the dog park.

Modest mid-centuries contrast with brand-new builds
As is the case for many Nashville-area neighborhoods, homes in Hadley Park represent both mid-century and contemporary styles. Single-family cottages, ranch-styles and bungalows constructed during the 1950s — what Brown calls “older, solid-built homes” — start around $325,000 and can sometimes sell for upwards of $400,000. “Most of the houses were nice enough where a lot of them were remodeled,” adds Brown, noting that this adds “a lot of character” to the neighborhood. Modern properties with vinyl siding and two or three stories often hover between $500,000 and $650,000, and main roads branch off into narrow gravel pathways. An entertainment magnet and the school options process
In Hadley Park, students can start their public school educations at Park Avenue Elementary before heading to Mckissack Middle and Pearl Cohn Magnet High School; all three received C-minus grades on the educational review site, Niche. Pearl Cohn is an entertainment magnet, and many graduate with expertise in both audio and visual production. Through the school options process, students in grades seven through 12 can also submit applications to Martin Luther King Jr. High School, known for its advanced academics. According to Brown, Tennessee State University’s athletics program makes it particularly attractive; TSU is a Division I School, and former Tigers have played for the NBA and NFL.
Hadley Park is in close proximity to the Parthenon at Centennial Park.
Parks host annual cultural, food and craft fairs
In September, residents gather in Hadley-Lillard Park for the African Street Festival, which has been going strong in this Nashville neighborhood for more than 40 years. Over the span of three days, 100-plus local artisans set up booths and visitors dance to live music. There’s also the Black Market Food Festival, an annual April event that highlights black-owned food trucks and restaurants. Nearby, Nashville Public Library Hadley Park hosts family story times on Tuesday mornings, and the TSU Performing Arts Center advertises a yearly calendar of musicals, plays and dance recitals. In Centennial Park, about a mile and a half south of Hadley Park, stop by the bi-annual Tennessee Craft Fair or attend Musicians Corner, a free outdoor concert series on warm Friday nights throughout the fall and spring.

Fried Southern comforts and year-round market stalls
Although Hadley Park is primarily residential, a few restaurants can be found along Jefferson Street headed towards I-40. At Kingdom Café & Grill, wash down fried fish, cornbread and turnip greens with sweet tea. Southern delicacies like okra and pig feet have been served cafeteria-style at Swett’s on Clifton Avenue since the 1950s, and Falla the Smoke Jamaican Food — a restaurant on wheels — parks in a lot off of 28th Avenue. Stand in line to try their famous rum cake, jerk chicken and ox tails. Charlotte Pike offers a selection of big box grocery stores, including K&S World Market, Aldi, Publix and Costco Wholesale, and there’s fresh produce available at the Nashville Farmers’ Market, where vendor booths are open year-round.

Bus stops along Jefferson, Herman and Albion Streets
“For Hadley Park, there’s a lot of bus stops,” says Brown, explaining that this sets it apart from many other Music City outposts. “One of the major issues Nashville’s having is transportation. There’s not really mass transit besides the bus system.” WeGo routes run along Jefferson, Herman and Albion Streets into the city, passing by Nashville General Hospital along the way. There’s also Ascension Saint Thomas Hospital Midtown to the south, which functions as one of the city’s leading employers. Nashville International Airport, which offers nonstop flights to nearly 100 locations, is less than 10 miles away along I-40.
