Today, a memorial sign recognizes this Nashville suburb’s humble beginnings that has grown slowly but surely into a booming residential district just 3 miles from Music City. “It’s an up-and-coming area, and the city has huge development plans along Dickerson Pike. Homebuyers feel like they’re near the urban core, while the homes are more affordable than other areas,” says Ann Small, a Realtor at Compass Tennessee. “There are homes packed in close together but also larger lot sizes, too, especially closer to East Nashville.”

Housing styles in Talbot’s Corner vary, as mid-century homes mix with new developments. A 1,000- to 2,000-square-foot ranch home, bungalow and Bi-Level house, many with driveways and updated appliances, range from $300,000 to around $450,000. Meanwhile, modern Craftsman builds and upscale cottages with Farmhouse or contemporary-inspired architecture range in size from 2,000 to 3,500 square feet and in price from $550,000 to upwards of $1.5 million. Talbot’s Corner is part of Metro Nashville Public Schools, and KIPP Academy and Rocketship Northeast are local charter options for elementary and middle school students. Generally, students will begin with an 11-1 student-teacher ratio at Shwab Elementary School, which receives a C Niche grade. They can then progress to Jere Baxter Middle School, which receives a C-minus from Niche. Maplewood High School, which Niche grades a C-minus and ranks in the top 20% of best high schools for athletes in Tennessee, serves the area’s older students.

Revamped recreation
After getting a major upgrade in 2019, Oakwood Park now has a new playground and basketball courts, as well as a hiking trail that makes use of the hilly terrain and provides great cityscape views. Further south, Tom Joy Park is set in a suburban square with a playground and a paved walking path. “You’ll see a lot of people walking down by the water. The Cumberland Heights area has amazing riverside and city lookouts.” Lock One Park and the accompanying marina provide water access, and renovations are underway as the neighborhood continues to develop.
