Originally farmland purchased back in the 1830s, the neighborhood association of Woodland in Waverly has kept tabs on the community's growth and focuses on the connection between residents. This historic neighborhood is bordered by some of the city's most lively areas, just three miles from downtown Nashville. “In the 90s things really started to boom, but investors maintained the charm and character,” says Richard Courtney, a Broker for Fridrich & Clark Realty, LLC who has lived in the area for 46 years. “It’s very walkable with sidewalks everywhere and a popular commercial area that bleeds into 12th Avenue South.” Woodland in Waverly packs a punch with its historical architecture and the reassurance of a tight-knit community.

Soccer games and stand-up comedy

GEODIS Park is a massive draw for the area, a 30,000-capacity soccer stadium, home to the Major League Soccer Club, Nashville SC. It sits adjacent to the Nashville Fairgrounds and the Speedway, which stay busy year-round with festivals, flea markets, car shows and more. The Woodland in Waverly neighborhood association also hosts community cookouts and block parties. Zanies Comedy Night Club borders the neighborhood and has been delivering consistently hilarious line-ups since 1978. Music lovers enjoy a mix of genres like Country, R&B and Alternative Rock at venues such as Rocketown and Ascend Amphitheater. After a comedy show or concert, locals can visit popular bars like Rippy's Honky Tonk and Legend’s Corner for a night full of line dancing on Broadway.

Residents can stroll to vintage shops and cozy restaurants in Woodland in Waverly, which thrives on local business. People can start their days sipping cold brew on the patio of 8th & Roast. Diners enjoy the large raw bar at Urban Grub—Courtney likes to order the oysters every time—on 12th Avenue. “My children love the steak,” says Courtney. “It’s different than what Nashville is used to, very eclectic and creative.” The popular grocer in the neighborhood is The Publix Super Market at Melrose.

Preserved Cottages with colorful exteriors

One of the neighborhood's most defining characteristics is undeniably its architecture and the careful preservation of homes within the area. Small Craftsman homes and Colorful cottages with front porches range from $450,000 to $700,000. Larger Colonial revivals and farmhouses have been renovated with newer characteristics, such as floor-to-ceiling windows, and range from $750,000 to $1 million. Gardens of yellow Sunbursts, pink Bee Balms and tall Walnut Trees sit amongst the quiet streets—but it's still near downtown—so homes don’t have much yard space. However, residents can still have enough space for small get-togethers and modest sidewalks for daily walks and jogs.

Garden or golf in the Metro Nashville School District

The Metro Nashville Public School District serves young children in the area. Kids can attend Waverly-Belmont Elementary—which earns a B-plus from Niche—before advancing to John T. Moore Middle School, which earns a B and offers clubs such as gardening, songwriting and reading. Students can finish their primary education at B-rated Hillsboro High, where they can also participate in athletics like bowling and golfing.

Open green space and small playgrounds

Residents like to host picnics on the open green space and play games of tennis and basketball at Reservoir Park. There’s also a small playground. Golfers like to practice their swing on the 9 or 18-hole courses at McCabe Golf Course. On the weekends, neighbors spend afternoons walking their dogs or jogging throughout Sevier Park. The park hosts a weekly farmers market on Tuesdays with live music and lots of art vendors.

Using the WeGo bus through Waverly

Drivers hop on Interstate 65 or U.S. Route 31 for a convenient route to work every day. Commuters can start their morning by jumping on the WeGo Public Transit bus to get through Waverly and reach downtown Nashville. The Nashville International Airport is 8 miles away.
