Early 20th century neighborhood near New Haven and Yale University
Within view of the West Rock Ridge State Park, Beaver Hills has that small-town feel while still being 2 miles from the center of New Haven. Convenient for students, this neighborhood is also home to Southern Connecticut State University and is just 2 miles west of Yale University. Listed on the National Register of Historic Places, Beaver Hills homes date back to the early 20th century, and small pillars with plaques that depict beavers and the initials "B.H." signify the historic district’s borders. “Beaver Hills is unique, the neighbors are friendly and people like the charm of the homes,” says Bluma Katz, resident of Beaver Hills and Realtor with Harriman Real Estate, LLC. There is a prominent population of Jewish residents in Beaver Hills, as well as a couple of synagogues around New Haven. Homes from the early 1900s in New England styles can be found on wide streets with paved sidewalks. Locals can shop and dine at small businesses with Kosher options on Whalley Avenue or spend time outside at Edgewood Park across the street. Neighbors gather for summer block parties and university events throughout the year. The CAP Index crime score for Beaver Hills is 6 out of 10, which is slightly higher than the national average of 4.
1930s Tudor revivals and Carriage Hill condos
Beaver Hills, as its name suggests, is a very hilly neighborhood, with occasional staircases leading up to front doors from the sidewalk. Roads twist and turn a little here, but tall trees cast shade as residents drive around town. Tudor revivals from the 1930s have sloping roofs, natural stonework and large chimneys, while Colonial Revivals and Cape Cods showcase classic dormer windows and gambrel roofs. Most homes in the area cost between $250,000 and $500,000 and include three to five bedrooms and architecture that dates back to the early 20th century. Condos in the Carriage Hill Condo Community have been known to vary in price from $125,000 to $200,000. Condos often have one to two bedrooms, large living rooms and sometimes an upstairs.

Whalley Avenue shops and restaurants
Edge of the Woods is a natural, vegetarian market on Whalley Avenue that sells groceries, prepared foods and baked goods. This family-owned business also features the largest vegan bakery in Connecticut and is a proud community partner. “The greater New Haven area is also well known for its pizza shops, and some of those places always have lines out the door,” Katz says. Rawa is a Mediterranean and Middle Eastern fusion restaurant, which has pizza as well as baklava and baba ghanouj. Ladle & Loaf is New Haven’s only Glatt Kosher restaurant, serving burgers, specialty sandwiches and soups. Fin and Scale is a popular sushi spot, and D'Amato's Seafood, a neighborhood favorite since 1933, serves the classic D’Amato roll, a fried fillet with the works. The local Walgreens has everyday essentials for quick errands, and there are several corner markets like Shang Hai Fish Market and Edge of the Woods Market along Whalley Avenue. For longer grocery trips, there is a Stop & Shop a little farther down the road.

New residents can make friends, while long-time neighbors can catch up and spend a day outside.

Dog parks, rivers and West Rock Ridge State Park
Edgewood Park, on the southwest side of the neighborhood, has several walking trails for those warmer days, as well as a dog park, skate park, playground and athletic courts. Walkers stroll alongside the river or ponds beneath a canopy of trees during warm Connecticut days. Hikers head north to West Rock Ridge State Park to stand atop the tall, cragged ridge and overlook New Haven Harbor. Twenty-one miles of trails cut through West Rock Ridge, which also has opportunities for fishing, horseback riding and rock climbing.
