The northern New Jersey borough is within 5 miles of Tenafly, a borough where the median price is more than $1 million, and Alpine, which over the last 40 years has been home to celebrities such as Stevie Wonder and Chris Rock. Despite the surrounding affluence, prices in New Milford and the neighboring boroughs of Dumont and Bergenfield are palatable to new homebuyers. “Nine out of 10 or more of buyers here are first-time buyers,” says Dave Miller, broker-owner of Re/Max Integrity and an active agent in the local market. Residents of New York City, Hoboken and Jersey City often head to New Milford for a more suburban setting complete with a driveway and a yard. Still, there are multiple ways to travel from the borough of 17,000 people to the larger cities.

Renovated colonials and midcentury-built homes
While the town was once home to vegetable fields, residential development blossomed in the 1950s, with Cape Cod and split-level-style homes being built. A three or four-bedroom split-level or Cape Cod-style home costs $600,000 to $740,000. A renovated colonial with five bedrooms or more might run between $900,000 and $1.8 million. Toward the southern edge of the community, a few townhouses, built in the 1980s and ‘90s, might be found for around $500,000. Houses on the west side of New Milford are at risk of flooding from the Hackensack River. Homebuyers there may need flood insurance for their properties.
Dining options on Main Street, plus ShopRite
While there isn’t a formal downtown in New Milford, shops and restaurants can be found along River Road. River & Henley Bar and Restaurant crafts cocktails and American fare and Casual Habana Café serves Cuban specialties. On Main Street, there’s a butcher shop, pizzeria, and restaurants offering burritos and Chinese takeout. Closer to the Hackensack River, Sanzari’s New Bridge Inn specializes in fine Italian cuisine and often features live music. Groceries can be found at the ShopRite of New Milford.
Annual community parades and tree lighting
Community members turn out each year for the Memorial Day parade in May and the Veterans Day parade in November. Toward the beginning of December, the town gathers for the New Milford Holiday Tree Lighting.
Accessible public schools
Kindergarteners through fifth graders attend either Bertram F. Gibbs or Berkley Elementary School, which both have B ratings from Niche. David E. Owens Middle School serves sixth through eighth grade and has a B rating from Niche. New Milford High School has a B rating from Niche and offers a multi-level research-based program called The Academies, in addition to its regular curriculum.
A riverside park with a paddle center
Just north of New Milford, Van Buskirk Island County Park is surrounded by the Hackensack River, offering walking trails, a nature preserve, and a paddle center for canoes and kayaks. The water makes the park a prime place for bird watching. The site’s historic red brick Romanesque Revival buildings were formerly used for industrial purposes, and include intact pumping engines.
A commute for drivers, plus train and ferry options
While the majority of residents drive, commuters to Manhattan can shorten the 18-mile by driving to Port Imperial in Weehawken and taking the ferry to Midtown or Brookfield Place. Buses are also available, with a trip to Manhattan running over an hour. There's a train stop nearby in River Edge, but most commuters drive or take the bus.
