Historic neighborhood with soulful roots

New Orleans has no shortage of historically distinct neighborhoods. But perhaps few of them have as much soul as the Black Pearl neighborhood that hugs the Mississippi River. This almost triangle-shaped area forms part of the Carrollton Historic District, which descended from the old town that was initially built as one of the Big Easy’s first suburbs. For keen historians and music aficionados in particular, the neighborhood is also the childhood home of gospel legend Mahalia Jackson, who growing up sang in the choirs at Plymouth Rock Baptist Church and the Mount Moriah Baptist Church. Both houses of faith are located near the heart of Black Pearl. The neighborhood has over time retained much of its historic character, as seen through many homes built here at least a century ago. Black Pearl is one of several places in greater Uptown that’s become a destination for college students due to the close presence of Tulane University and Loyola University New Orleans. The Mississippi River Trail passes along the western edge of the neighborhood and provides a direct link to one of the city’s recreational jewels, Audubon Park. Black Pearl’s northern end is but a few streets away from the Maple Street commercial district in neighboring East Carrollton, an area lined with an eclectic mix of restaurants and cafes. Black Pearl’s location and its quieter feel, when compared with parts of New Orleans, are among the perks of living here. “Black Pearl like a small, little pocket Uptown that’s pretty quiet. There’s a river that kind of sits right in that little nook, so there’s not a lot of cross traffic. That makes it a quieter neighborhood, but also in a great location,” says George Jeansonne, a broker with FQR Realtors and who has made 18 sales in Black Pearl. Some of the nearby schools also make up one of the benefits of living here. “You have everything kind of at your fingertips. It’s a little more affordable than maybe some other parts that are right nearby. It’s just a little pocket neighborhood right in the middle of everything,” Jeansonne says.

Historic shotgun, cottage and Victorian homes

Common styles in Black Pearl include many shotgun, cottage – particularly raised ones and some with Creole touches – Victorian, camelback and Craftsman homes. It’s also not uncommon to see a few of these styles mesh on a single property, especially the shotgun build with its distinguishable narrow structure. Unlike many other parts of the city, Black Pearl also offers off-street parking with driveways in front of many homes. Price points for homes that include the mix of styles, including those with shotgun and Victorian touches, can range from the upper $300,000s to as high as around $500,000s. These properties often measure between 1,100 and 1,500 square feet. Similar builds that are otherwise larger and have more than one floor can range from just over $600,000 to around $900,000. However, there are some lower price points with condominiums, which can range between $100,000 and $200,000.

Stop by the Crescent City Farmer’s Market and Cooter Brown’s

Fresh produce and artisanal fare can be found every Tuesday at the Uptown Crescent City Farmers near the Mississippi River levee at Tulane University Square. The market usually features dozens of vendors and is headed by the nonprofit Market Umbrella, which runs a series of markets across the city. While the Maple Street district in East Carrollton isn’t far, there are a few popular spots within Black Pearl itself. They include the casual bar Cooter Brown’s, a Big Easy institution on Carrollton Avenue where patrons can come in to catch the game and try a few of the more than 80 craft brews on tap. Sicilian dishes with some New Orleans flavor can be found at Vincent Italian Cuisine by crossing the nearby streetcar line on St. Charles Avenue.

Find recreation and fun at Carver Playground and Audubon Park

Those looking for places for some pick-up basketball, play catch or walk their dogs will find some amenities at the Carver Playground. The Mississippi River Trail runs near the playground and provides a direct connection to the Audubon Park and zoo just a short distance to the east. Zoo visitors can pass through the many animal exhibits or try out the virtual reality experience. Or they can spend the day in the park itself, where they can take the trail network there to admire the lagoon and the ancient live oaks.

Served by strongly rated charter schools

Like in other parts of Uptown, a number of charter schools serve Black Pearl. They include the Willow School and the Audubon Charter School, which receives grades of B-plus or higher from ratings site Niche. The Willow School serves students from kindergarten to 12th grade, while the Audubon Charter School serves students between pre-kindergarten to eighth grade. The Audubon puts on a variety of events for its students, including a recent French class visit from the artists behind the renowned European comic book series “Lucky Luke” and “Boule et Bill.”

Kicking off the Carnival season

The city traditionally kicks off its famous Carnival Season with the Twelfth Night, which includes a ride route that follows the Saint Charles Streetcar Line towards downtown. For the latest one, the route begins in nearby East Carrollton and passes just along Black Pearl’s northern border.

Located along the Saint Charles Streetcar Line

Black Pearl is located right along a portion of the Saint Charles Streetcar Line, which passes along the neighborhood’s northern boundary on St. Charles Avenue. The roadway connects to Napoleon Avenue, which can be taken to reach Ochsner Baptist – A Campus of Ochsner Medical Center just northeast of Black Pearl.

New Orleans overall is having a brain gain. The uptown New Orleans area is only good for college students (bars, restaurants, and boutiques) or hospitality industry. The New Orleans area is great for entrepreneurs and people looking to start new businesses.
