Lower Vailsburg is a commuter suburb in west Newark, offering NJ Transit options and fairly low home prices. The neighborhood has roots that trace back to the early 1900s, when homes quickly popped up and transformed the area into a residential respite from busy downtown Newark. Nowadays, locals can easily access shopping and dining, outdoor recreation and events throughout the Essex County. “There is no shortage of things to do if you live in this area,” says Mark Slade, a Realtor and founder of the Mark Slade Homes Team with Keller Williams Mid-Town Direct. Slade is a Newark local who's been selling homes in the area for over 15 years.

Single- and multifamily homes starting in the $400,000s

Lower Vailsburg features single- and multifamily properties, including Victorian and Dutch-style homes from the early to mid-1900s, as well as some contemporary-style rowhouses. These homes can sell for $325,000 to $825,000. Properties are packed tightly together with small backyards, all along gridded streets. Many residents also have to rely on street parking.

Close to Garden State Parkway, I-280, East Orange train station

The Garden State Parkway borders the neighborhood and runs all the way down the Jersey Shore to Cape May. Interstate 280 is also nearby, connecting to Interstate 78 for a direct route to Manhattan. Just over a mile north of Lower Vailsburg, the East Orange train station offers rides to Hoboken Station and Penn Station in New York. University Hospital is 2 miles east, and Newark Liberty International Airport is just 5 miles east of the neighborhood.

Living close to parks and hiking trails

In the neighborhood's east end, Vailsburg Park is a 30-acre recreation space with athletic fields, a bocce court and a playground. There’s also a nearly 1-mile trail that loops through the park. Elmwood Park has athletic courts, an outdoor gym and a community pool. Some residents might drive 5 miles east to visit the Essex County Turtle Back Zoo and the South Mountain Reservation, which features over 10 miles of hiking trails.

Restaurants and shops are a short walk or drive

Restaurants surround the neighborhood, including popular staples like Tasty Jamaican & American and Royal Taste Caribbean Restaurant. Joe's Market is along Route 510 and CTown Supermarket is on 18th Avenue for groceries. If residents want more choices, they travel 2 miles west to downtown South Orange or 5 miles north to downtown Newark.

Attending annual events around Essex County

The Essex County Free Summer Music Concert Series makes a stop at Vailsburg Park every year. Flood's Hill park in South Orange also hosts its Summer Nights concert series. Maplewoodstock always draws a crowd with its free music and arts festival at Maplewood Memorial Park in July.
