Calusa Lakes golf course community offers a slower pace
Calusa Lakes is an established golf course community of almost 600 single-family homes nestled among 460 acres of wooded landscape in southern Sarasota County, just north of Venice. Residents enjoy a tranquil setting amid pines, oak trees and more than two dozen bodies of water. “It’s a nice, mature tropical oasis,” says Debi Cohoon, global real estate advisor with Premier Sotheby's International Realty. This gated community just minutes from the Gulf Coast also offers appealing proximity to regional amenities. “It’s located just off Laurel Road, which provides access to Interstate 75 as well as Nokomis Beach,” says Michelle Hupp, Realtor with Keller Williams Island Life Real Estate.
Low HOA fees attract homebuyers
Because the golf course is privately run, monthly HOA fees stay in the $100 range. “Residents have access to the golf course, yet they don’t have to pay for the upkeep,” Hupp says. “But it’s a very well-run association.” Meticulously landscaped lawns with palm trees and other native greenery add curb appeal to the contemporary custom homes that grace the community’s quiet, walkable streets. Most backyards have covered in-ground pools, and many offer waterfront views along the golf course. “Very well-built homes, and many have been renovated,” Cohoon says.
Prices range from $400,000 to $1 million-plus. All homeowners are voting members of the association, which includes a five-member elected board of directors. Low HOA fees are especially attractive to homebuyers looking for an established, slower-paced destination. “It’s not a high-lifestyle type of community,” Cohoon says, “but it’s very lovely. It’s for people who don’t need a lot of extra amenities and don’t want to pay for that.”
The risk of flooding is moderate, but wind damage is a risk during hurricane season, and insurance rates reflect that. However, homeowners benefit from lower property taxes in unincorporated Sarasota County.
Golf membership is optional; Gulf beaches are nearby
The 18-hole, par-72 golf course that is the recreational centerpiece of the community weaves its way through trees and water hazards for more than 6,700 yards. The trees form a natural barrier between the course and the homes that line its fairways. Membership to Calusa Lakes Golf Club does not come with home ownership, but an optional membership is available. Perks include use of the nearby Waterford Golf Course and Capri Isles Golf Club. The adjacent Mission Valley Golf & Country Club is an option for those seeking more exclusive resort-style amenities.
Social activities are part of community life. “Neighbors get together for barbecues, and they have cocktail hours,” Cohoon says. “Residents are from all over the world. They’re really nice people who celebrate diversity.” Nokomis Beach, which locals like to say is only two stoplights away, is 4 miles from the community. Sarasota County's oldest public beach offers access along the Gulf of Mexico and the Intracoastal Waterway. Nearby North Jetty Beach partially re-opened recently after it sustained damage from Hurricane Helene and other storms. The coastal waters also attract boaters and anglers year-round. Just outside the community is Oscar Scherer State Park, which features 15 miles of multi-use trails and is popular for canoeing, kayaking, swimming and fishing. The nearby Legacy Trail is a paved, multi-use path that connects south Sarasota to Venice and its beaches.
Nearby Venice, North Port offer plenty of shopping and dining
Historic Downtown Venice features a shopping and dining district about 5 miles from the community. The charming waterfront destination blends an Old Florida feel with contemporary boutiques and restaurants. Popular dining destinations include Dockside Waterfront Grill and several highly-rated Italian eateries. The Publix-anchored Nokomis Village shopping center is less than 3 miles away on Tamiami Trail. Wellen Park in North Port is about 15 miles away. The multi-use development offers an array of upscale shopping, dining and entertainment options. It is home to CoolToday Park, spring training home of the Atlanta Braves.
Students attend top-rated schools
Laurel Nokomis School, the only K-8 institution in Sarasota County, earns an A-minus from Niche. Venice High School is also rated A-minus It has received recognition from the Florida Department of Education for sustained academic performance.
New hospital, I-75 are minutes away
The new Sarasota Memorial Hospital-Venice is just minutes away. The medical complex is located along I-75, which provides travel north to outlying areas of Sarasota and Manatee counties and south to North Port, one of the fastest-growing cities in the country. Sarasota-Bradenton International Airport is about a 20-mile drive up Tamiami Trail. The community’s CAP Index score of 1 signifies a safe area with the lowest possible crime rate.
