Land and a lower cost of living combine in this rural neighborhood
Named after a Mohegan who later became a Presbyterian cleric, the Norwich neighborhood of Occum also has a dual identity. On the one hand, it is a historical place of industry, the site of two woolen mills in the 1860s along the Shetucket River where the village of Occum grew. Today, the mills are gone and what is left is a neighborhood that is rural and secluded. “It’s a bedroom community,” says Jay Kelly of the Jay and Carol Kelly Team at William Raveis. “Occum is out-of-the-way and often overlooked in favor of places like Lisbon and Griswold next door.” Yet with most homes priced lower than these neighboring towns, Occum offers commuters a lower cost of living along with an easy commute to work. “Employers like the Mohegan Sun and Foxwoods casinos or Electric Boat are within a 20-mile drive,” says Carol Kelly, Jay’s wife and partner who grew up in Norwichtown next to Occum. The two have sold real estate locally since 2017. “If you’re looking for more land and affordability, Occum could be the best option.”

Single-family homes for $300,000 or less
Most homes in Occum are ranch-style, built midcentury or later, on half or a full acre, with attached garages and spacious backyards that list for $200,000 to $300,000. Cape Cods are also represented, many with multiple living spaces, dining rooms and hardwood floors, priced from $150,000 to $330,000. A few two-bedroom townhouses are available, priced in the low $200,000s. Occum also has manufactured homes that sell from $10,000 to $130,000. “Affordability is key,” Jay Kelly says. “You get a lot for your money in Occum, especially if you work at one of the casinos or Electric Boat.” Buyers should also know that homes along the Shetucket River can see flooding after heavy rains. Most local ponds and brooks are surrounded by undeveloped land, yet when waterways are near homes in this neighborhood, flooding can occur.

Shopping and Dining
As a small, rural community, Occum has only a few dining options, such as Occum Pizza, a casual eatery that serves specialty pizzas, salads and grinders. Across the river, JD’s Roadhouse occupies the first floor of a historic stone building and features classic bar food, drink specials and live music. For big-box shopping, residents can hop on Interstate 395 east and head to Lisbon Landing, a shopping mall 5 miles away, with a Walmart, Target, Home Depot and the AMC Classic Lisbon 12 movie theaters.

Norwich public schools with magnet programs
The schools serving Occum are part of the Norwich Public Schools District, which receives a C from Niche. Moriarty Environmental Sciences Magnet, a K-5 elementary school that also earns a C, is located near the Canterbury Turnpike. Kelly STEAM Magnet Middle, a 6-8 school that scores a C-minus, is halfway between Occum and Downtown Norwich next to Mohegan Park. High schoolers can choose where they attend, such as Norwich Technical High, a B-rated high school with a 72-seat public restaurant operated by culinary arts students and an automotive garage staffed by automotive tech students.
Recreation along the Shetucket River
McKeon Park along the Shetucket River features a large open field with a walking path, a basketball court and a children’s playground. Visitors can see the Main Street Bridge and, beyond it a few hundred feet, the Occum Hydroelectric Plant and Dam, now listed on the National Register of Historic Places. The plant and dam mark off a segment of the Shetucket River Water Trail, a 22-mile stretch of waterway popular with canoers and kayakers. In the village nearby, Occum Park is an undeveloped multi-use field.

Annual Norwich Russian Festival in early October
Holy New Martyrs and Confessors of Russia, a Russian Orthodox church, hosts the Annual Norwich Russian Festival in early October. The event features delicacies like pierogis, kielbasa, nut rolls and black bread. Attendees can also browse Russian imports and books, buy chances to win raffles and take tours of the church. The festival also features children’s activities.
Transportation and other Occum resources
The more densely populated part of Occum is in the village along the river. Here, residents can walk or cycle to homes, parks and businesses. Farther west, homes are more car dependent. Interstate 395 is the nearest highway, taking drivers south into Norwich and to Interstate 95 near Waterford and East Lyme or north into Boston, 95 miles away. Southeast Area Transit or SEAT buses travel along Taftville-Occum Road, looping around the center of the village and connecting Occum to Norwich. The closest Amtrak station is in New London, 20 miles south, and the nearest airport is Rhode Island T.F. Green International Airport in Providence, 40 miles east. The nearest hospital is Backus Hospital in Norwich, 5 miles south.
Occum residents can utilize the nearby Backus Hospital for all their healthcare needs.
Easy access to I-395 makes Occum an ideal commuting community.
