Home styles reflecting California’s rich architectural past
Traveling along Panoramic Hill’s main road is like traveling through architectural history. The bottom of the neighborhood is recognized as a National Historic District and features houses built by famous architects such as Julia Morgan, Bernard Maybeck, and Walter Ratcliff. Homes in this area reflect the Californian architectural movement of the early 1900s. “The movement sought to integrate the area's natural environment,” says Michael Kelly, President of the Panoramic Hill Neighborhood Association. “Houses are characterized by a heavy use of redwood and cedar, which are local to the area.” These houses are often Craftsman-style by design but feature distinctive layouts to fit on the irregular hillside lots. As the elevation rises, the architectural style changes. The top of Panoramic Hill features more modern builds from the 1970s and 80s, with large glass windows to take in views of the San Francisco Bay and Golden Gate Bridge. Because of limited city utilities and historical designation, new construction in the neighborhood is highly limited, and houses are rarely turned over. “This is a neighborhood where people stay for a long time,” says Kelly. “There are families that have stayed here across generations.” Prices range anywhere from $1 million to $5 million.

Top-rated schools with higher education nearby
Panoramic Hill is split between the Oakland and Berkley unified school Districts, but both paths present highly ranked public school options. Students in the Oakland section can attend Chabot Elementary School and Claremont Middle School, both of which received a B rating or higher on Niche. Older students can attend Oakland Technical High School, which received an A rating, and enroll in one of the distinct academies offered by the school. The University of California Berkeley sits at the base of the neighborhood and is a highly regarded institution with top-ranked academics.
Trails connect residents to area parks
The neighborhood was first constructed to highlight the area's natural beauty and today, residents can enjoy the ample outdoor recreation surrounding them. To the west of the neighborhood, The UC Botanical Gardens contains one of the most diverse plant collections in the United States. Numerous hiking and fire trails cut through the neighborhood, and residents use them to access nearby points of interest, such as the Claremont Canyon Regional Preserve or Siesta Valley Recreation Center.

The UC Berkeley Botanic Gardens are on the border of Panoramic Hills and popular for walking.

Dine at the home of California Cuisine
Residents are within two miles of downtown Berkley's bustling shopping and dining areas. Dubbed “The Gourmet Ghetto,” this district is home to numerous Michelin-rated restaurants, including Chez Panisse, a world-famous establishment known as one of the originators of California cuisine. Residents can browse through the stacks of vintage records at Amoeba Music or buy some freshly sourced groceries at Monterey Market. To the north, The Bruns Amphitheater is a performing arts theatre tucked away in the Siesta Valley hills and offers outdoor summer plays with acting lessons for kids.

One road in, one road out
Transportation in Panoramic Hill revolves around the one road that runs in and out of the neighborhood. Panoramic Way is the single thoroughfare and connects residents to the urban areas of Berkley below and the forested regions of the Siesta Valley Recreation Area above. Panoramic Hill is highly walkable, and trails and staircases are scattered throughout for residents to access the different levels of the neighborhood. The downtown areas of Oakland and Berkley are under 6 miles away, granting residents an easy commute into and out of the urban centers.

The neighborhood is prone to wildfires, so the City of Berkley has put caches filled with emergency response equipment in different spots of the area. Residents learn all different types of ways to stay prepared. “Neighbors will learn how to connect and use a fire hose,” says Kelly. “The drills can be dangerous, but they are essential.”
