Found 10 miles west of downtown Omaha, Mockingbird Hills West maintains a tight-knit community feel in a suburb that’s stuck to mid-20th century roots. With well-maintained homes dating back to the 1960s and 1970s, it sticks out amongst the contemporary subdivisions that are typical to West Omaha. With a large shopping center to the west of the neighborhood and a bustling community center at the heart, most residents can find all they need within Mockingbird Hills West to fill out their day. The relatively low cost of housing alongside its proximity to city convenience makes it appealing for those who don't necessarily want to live downtown, but don't quite want to reach the Omaha outskirts.

Homes of the 60s and 70s reign supreme
Homes are lined with rows of thick, tall deciduous trees accenting the horizon of the neighborhood. Properties in Mockingbird Hills West are mostly ranch styles and split-levels, with most properties being built in the mid-20th century. Unlike many of West Omaha’s neighborhoods, Mockingbird Hills West has barely introduced new construction into the fray, preferring to maintain the ones already in the neighborhood. “Homes here are really well-maintained,” says Gillian Hanus, an Omaha native and experienced Realtor with Nebraska Realty for six years. “Not many come on the market needing major overhauls. Homeowners here are very house proud, and updating their homes is a labor of love.” It’s kept the median selling price in the area low, and homes are accessible to both owners and renters, with renters being more present in the neighborhood. Due to the similarity of construction years and architectural styles, prices don’t have a huge range, selling between $250,000 and $300,000.

On the pathway to Ralston High
Within the Ralston Public School District, young children in Mockingbird Hills West can attend Blumfield Elementary, which receives an overall C on Niche but an A for diversity. Students move on to Ralston Middle, also graded with a C, before finishing basic education at Ralston High. With a C-plus, Ralston High excels in extracurriculars, with their basketball team going to state championships nearly 20 times, the band tripling in size and winning multiple competitions, and a debate team that’s placed highly several times at the National Forensic League tournament.

In the center of the neighborhood, the Mockingbird Hills Community Center is a staple for residents, and it hosts after-school programs and seasonal sports leagues. Locals swim in the large onsite pool, play a game of basketball with friends inside the center’s indoor gymnasium, spar on the outdoor tennis courts and host community gatherings inside the events center. Blue Moon Fitness off 108th Street is also a favorite for working out inside, while the 18-hole Johnny Goodman Golf Course is just a mile south of Mockingbird Hills West.

The neighborhood is primarily residential, and while some residents may be able to walk or bike to local parks and shopping easily, overall, it’s a car-dependent area. Mockingbird Hills West is around a mile from Interstate 80, and there are several bus stops along Q Street for a rideshare option.
