A neighborly suburb with family-friendly appeal

Wrapped around its namesake reservoir and along the Hackensack River, the Oradell borough is a peaceful New Jersey suburb. The area only covers 2.5 square miles but packs in scenic parks, a vibrant downtown and highly-rated public schools. These perks make Oradell a sought-after locale, particularly for families. Many natives fall into the area’s boomerang effect, leaving temporarily for college, work or a stint in Manhattan before returning to start families of their own. Popular as Oradell may be, housing inventory is extremely limited, and taxes throughout the county are quite high, seeing as they fund the pruned aesthetic and successful school system that the neighborhood is known for. Many locals also take advantage of the NJ Transit system, which provides access to Upper Manhattan in 15 miles.

Diverse architecture but limited availability

Given its late 19th-century origin, the borough has a wide range of architecture. “The inventory here is 99 percent single-family homes and they come in a huge assortment of styles,” says Roger Tashjian, an Oradell native and co-founder of Bergen Realty Team. Single streets can house split-level colonials, ranches and Cape Cods, while others might have historical Victorian- or Tudor-style homes. “Many homebuyers undergo renovations, but there’s not much new construction here,” says Tashjian. “Residential streets tend to be very green. The tall, historic trees here create a great canopy over Oradell,” he adds. Despite its beautiful and varied homes, Oradell has limited inventory. Of the 10 or so properties on the market, prices range between $570,000 for an old, colonial-style, three-bedroom house and $1.9 million for a newly renovated six-bedroom property.

A well-regarded school system

Oradell has a strong educational system that attracts a lot of young families to the area: over one-third of residents have school-age children. Oradell Elementary School has an A rating from Niche and a student-teacher ratio of 12-to-1. Oradell’s middle and high schools share a combined school district neighboring River Edge: River Dell Middle School and River Dell Regional High School both earn an A rating and rank among the state’s best middle and high schools. There are also a couple of private Catholic schools in the area.

Residents have athletic and cultural experiences at their fingertips

Residents reap the benefits of waterfront living, particularly at Van Buskirk Island County Park, a nature preserve along the Hackensack River with licensed fishing sites and a new paddle center offering kayak rentals. Neighborhood kids join sports leagues at two rec centers in the area: Doug Parcells Athletic Complex and Rossi Memorial Park. What’s more, there are three golf courses in Oradell — White Beeches Golf and Country Club, Soldier Hill Golf Course and Hackensack Golf Club — and many more within 10 miles. The Hiram Blauvelt Art Museum is a landmarked, historical mansion housing a taxidermy exhibit inside and wildlife sculptures outside. In downtown, the Old Firehouse Theater is home to the Bergen County Players, one of the country’s oldest community theater groups.

Local businesses in downtown, plus big-box retail in nearby areas

The crux of Oradell’s activity happens in downtown, a six-block stretch along Kinderkamack Road from New Milford Avenue to Oradell Avenue. “You won’t find national chains here. Instead, there’s an assortment of locally-owned services, like eateries, cafes, nail salons and more,” Tashjian says. Aroma D’Cafe is a beloved Argentine bakery known for its assortment of empanadas and pastries. Locals shop small at River Dell Flowers and Gifts or Home Town Kicks, but most retail and grocery shopping happens in neighboring Paramus or New Milford. On summer and fall Saturdays, a popular farmers market takes over the Oradell post office parking lot in downtown.

Proximity to major highways and public transit to NYC

Oradell is located just off the Garden State Parkway, facilitating travel throughout the rest of Bergen County and to New York City, which is at least 15 miles away. Locals can reach the Jersey Shore in under two hours. “Since the pandemic, there are more people staying in the community for work or commuting only part-time,” Tashjian says. Those with Manhattan jobs can commute via the New Jersey transit trains, which require additional transfers, or the direct bus.
