A neighborhood in development
Callahan, an established Orlando neighborhood, is undergoing a transformation amid ongoing development of downtown. "A lot of money is being poured into the area," says Valerie Kennedy, a Realtor with Colonialtown Realty, located just 2 miles from Callahan. Key to the changes in Callahan is Creative Village, an Innovation District built in phases on the former site of Amway Arena with the goal of providing educational and workforce opportunities. Creative Village's first phase was completed in the summer of 2022 and includes the Electronic Arts Orlando Studio corporate anchor building and Luminary Green Park, a contemporary urban green space. The master plan for the $2 billion public-private partnership is scheduled to be completed in 2031. The area already includes market-rate apartments as well as student housing for faculty and staff of UCF and Valencia College. The area also gives way to entertainment options, from a local performing arts venue to NBA games at the Kia Center just outside the neighborhood.

Callahan is a smaller close knit community directly east of Downtown Orlando.

Easy commutes from dowtown
SunRail and LYNX Central Station are opposite the Interstate 4 Express, to the east. Commuters in Callahan can find a bus stop within a few blocks, as transit routes run throughout the area.
Callahan commuters can get where they are going in no time, with 408 and I-4 just minutes away.
Callahan and Creative Village is a community located on the east side of I-4 in Downtown.

Living in Callahan
Most residents rent their homes, and the community has several apartment units. Single-family housing consists of a collection of small residences, highlighted by remodeled Minimal Traditional homes and bungalows. A handful of new properties now sit on lots previously occupied by older homes, some built within the last three years. "Investors are buying up most of the available property," Kennedy says. But those looking to move into Callahan can expect homes to list between $175,000 and $350,000.
The community has a CAP Index crime score of 10, compared to the national average of 4. Over the last few years, the city has initiated a number of programs to address crime in the downtown area. The Safety Awareness for Everyone (SAFE) Program offers an incentive to businesses to install cameras, identification scanners and other security measures.
The community of Callahan has plenty of green space including Luminary Green Park.

Easy to get to local shops, supermarkets and dining
Sunlife Grocery is a conveniently located neighborhood grocer, while Sy's Supermarkets and nearby Publix offer a wider selection of items. The dining options are a mix of eateries and established neighborhood favorites. The newest option is The Monroe, Creative Village's anchor restaurant and gathering space. Longtime restaurants include Mama's Cheese Steak, a no-frills eatery serving popular homestyle classics. Those looking for traditional Korean barbecue can head to Bulgogi House Korean Restaurant. Deadwords Brewing is a highly-rated craft brew pub featured among the eateries along the Orange Blossom Trail corridor.

Callahan residents can grab one of the best burgers around at The Monroe on Terry Avenue.

Recreation and parks close to home
Although many changes have been brought by the development of Creative Village, Callahan retains its roots through community resources. At the Callahan Neighborhood Center, children have access to traditional athletic amenities as well as afterschool and summer camps. Additional recreational activity is available at the Orlando Tennis Centre, which is surrounded by Creative Village and features an array of lighted courts for tennis and pickleball competitions. Luminary Green is growing in popularity with residents and students. The small area has an off-leash dog park and open space for enjoying the Florida sun. But when the sun goes down, Luminary Green's northern side showcases a colorful 20-minute light display celebrating the city.
Callahan locals can enjoy the new Luminary Green Park in the heart of the area.
Callahan parents can take a break and let the kids play at Lake Eola's playground.

Schools
Callahan students can attend OCPS Academic Center for Excellence, a K-8 institution that opened in 2017. The public school has a C grade from Niche. Jones High, which has a B-minus grade, offers a medical magnet program for students interested in nursing. The historic institution is the oldest high school in the city, having opened in the late 1800s. Some of these graduates may move on to the shared UCF and Valencia College campus planted within the neighborhood.

A rich culture downtown
Callahan is also home to the Bob Carr Theater, a historic performing arts center that opened in 1927 and has been integrated into Creative Village's master plan. Nearby cultural centers include the Doctor Phillips Center for the Performing Arts in the heart of downtown Orlando and the Wells' Built Museum of African American History & Culture in the neighboring historic community of Parramore.
