When Lee Vista resident Raul Otero Jr. says the draw of the neighborhood is that residents “can get anywhere,” it’s hardly an exaggeration. The southeastern Orlando neighborhood is less than a mile from Orlando International Airport, the nation’s sixth-busiest airport with connections to 150 domestic and international destinations. In addition, locals live alongside major roadways that route to the rest of Orlando and to the coast. “Everything is so close in proximity to Lee Vista: the theme parks, Cocoa Beach and Kennedy Space Center,” explains Otero, broker and owner of Vista Homes Realty. “That’s why they put the airport there.” Lee Vista is a self-sustaining suburb with a mix of residential and commercial areas that are within an hour of any of those destinations.
Parks, lakes, amusement parks, and vacation spots can be found near the Lee Vista neighborhood.

Accessing green parks and theme parks
Walt Disney World Resort, Universal Orlando Resort and SeaWorld Orlando are all within 20 miles. When locals want to have fun closer to home, they can play rounds of disc golf at Airport Lakes Park, a green stamp surrounded by commercial buildings. They can also visit Young Pine Community Park, a more remote park less than 2 miles from Lee Vista. Skaters trying to avoid Florida’s surprise rain showers or hot afternoons can use Central Florida Skate. Toll roads connect to downtown Orlando
State Road 528 and State Road 417 border the neighborhood, and the two toll roads extend throughout Greater Orlando. The latter routes to downtown, about 15 miles away. Directly to the south, the planes taking off and landing at Orlando International Airport don’t create too much noise, Otero says. “If you do hear one, it’s sort of nice and distant, almost like white noise.” The Lynx bus system stops at the intersection of Conway Road and Hoffner Avenue, arriving in downtown Orlando about 30 minutes later.

Sizeable subdivisions across Lee Vista
Residents are split between homeowners and renters, with Lee Vista’s thousands of single-family houses grouped into large subdivisions. They include the colonial-inspired stucco homes of Vista Lakes and the 55-plus mobile home community Gulfstream Harbor. Thousands of new homes are being built on the southeast side of the neighborhood, which was once home to the U.S. Army’s Pinecastle Jeep Range. The Army conducted training there during World War II, leaving behind live bombs. The government began a clean-up effort more than 15 years ago, clearing the way for residential development. Some homes alongside lakes and ponds sit in federally designated flood zones, so buyers may need flood insurance. Move-in-ready three-bedroom houses start in the mid-$300,000s, reaching $800,000 for a four-bedroom home on the water.

IT program at Colonial High School
Orange County Public Schools operates two elementary campuses in the neighborhood. The highest-rated is Vista Lakes Elementary School, which receives a B-plus from Niche. From there, students advance to B-rated Odyssey Middle School and Colonial High School, graded a B-minus. Teens at Colonial High can apply for the Academy of Information Technology magnet program to take courses that explore digital media, digital video production and entrepreneurship.
The administration building is the first one visible upon entering Colonial High School.
Vista Lakes Elementary School offers before and after school care through the YMCA.

The central locale for shopping and dining is Lee Vista Promenade, a sprawling shopping center filled with chain eateries and big-box retailers.
