NorthLake Park’s design emphasizes compact layout, parks

When the developer behind the master-planned Orlando community of Lake Nona built NorthLake Park, it followed the concept of new urbanism, a design approach that emphasizes walkability, public spaces and proximity between homes and businesses. The design was similar to Celebration, a new urbanist community The Walt Disney Co. broke ground on in Florida a few years before, says David Myers, broker associate with Ziro Realty. “They used a lot of the same builders as Celebration. There are central parks and homes are closer together.” Newcomers to NorthLake Park, one of the neighborhoods in southeast Orlando’s Lake Nona community, shouldn’t expect big yards, but they can look forward to a compact neighborhood where green spaces are a short walk away. Plus, residents get access to the benefits of the Lake Nona area: proximity to a cluster of hospitals, a busy events calendar and plenty of shopping and dining.

Amenity-heavy communities in southeast Orlando

Most of NorthLake Park was developed in the 2000s, but many home designs were inspired by vintage styles such as Colonial and American Foursquare. Ranch-style homes are common too; they often have stucco siding, a durable material in Florida’s intense humidity. Prices typically range from $500,000 to $850,000. There are also rows of townhouses, often priced from the high $300,000s to the high $400,000s. Residents pay homeowners association dues, which include membership to the Lake Nona YMCA in the neighborhood. Later, builders added a gated community within NorthLake Park called Water’s Edge. Single-family homes there can cost between $520,000 and $860,000, though large waterfront houses may cost up to $3.6 million. Despite the abundance of lakes and ponds, homes generally sit outside of federal flood zones, which are used as a guideline to determine if properties need flood insurance. Water’s Edge comes with its own amenities, including a pool, tennis courts and a private boat ramp. “If you live in [the rest of] NorthLake Park, you can’t use the amenities of Water’s Edge, but Water’s Edge residents get access to NorthLake Park amenities,” says Myers, also the founder of the Nona Orlando Properties team.

Trails and pocket parks define neighborhood recreation

About 40 miles of trails wind through Lake Nona, including a paved path through the center of NorthLake Park for pedestrians and cyclists. A spur from the trail leads to Lake Nona YMCA, where people can work out at the gym, use the outdoor pool or join pickup sports leagues. The trail also passes McCoy Community Park, a practice spot for youth baseball and softball teams. In addition, small green spaces are tucked throughout the neighborhood. They vary from open lawns with benches to shaded playgrounds. “There are lots of little grass areas between houses where kids can play,” says Cristina Colasanti, broker of ACG Homes and an active agent in the Lake Nona area. To the south, members of Lake Nona Golf & Country Club can play the 18-hole course designed by noted golf course architect Tom Fazio. However, memberships to the private country club are some of the most sought-after and expensive in Orlando. The city of Orlando broke ground on a library on the north side of NorthLake Park in 2024, and the branch is expected to open in 2026.

Nearby schools get A grades from Niche

NorthLake Park Community School in the neighborhood accepts students from kindergarten through fifth grade. Graded an A by Niche, the school shares a building with Lake Nona YMCA. This means kids can wrap up the school day and go to sports practice or after-school clubs at the YMCA without leaving campus. Within 5 miles of NorthLake Park are Lake Nona Middle School, scored an A-minus, and A-rated Lake Nona High School.

Big-box stores and golfer-founded tavern on Narcoossee Road

Restaurants line Narcoossee Road on the neighborhood’s east side. That’s where a pair of restauranteurs teamed up with PGA golfer Graeme McDowell to open Nona Blue, a large tavern serving American grub. Health care is one of Lake Nona’s primary industries, and NorthLake Park is home to dentists, specialists and AdventHealth Centra Care Lake Nona, an urgent care clinic. Eight miles away, multiple hospitals and the University of Central Florida College of Medicine are clustered in an area of Lake Nona called Medical City. Within 3 miles of the neighborhood along Narcoossee Road, residents can reach Publix, Walmart, T.J. Maxx and other large retailers.

Weekly and annual events at Lake Nona Town Center

About 5 miles south of the neighborhood, Lake Nona Town Center hosts many of Lake Nona’s events. They vary from weekend art shows to annual celebrations such as the Lake Nona Art Festival in February and the Lake Nona 5K in May.

Orlando International Airport provides global connections

Within 3 miles are state Road 417 and state Road 528, two toll roads that extend throughout the Orlando metro. It’s a 5-mile drive to Orlando International Airport; the airport provides direct connections to more than 150 cities worldwide. The airport is close, but flight paths rarely bring low-flying aircraft over Lake Nona’s residential areas. “They can sometimes curve and go over some parts, but at that point, they’re pretty high up,” Myers says.
