Walkable neighborhood on the ‘quiet side’ of Lake Eola
Thornton Park is a dense, restaurant-packed neighborhood located on what resident Stan Madray calls “the quiet side” of Orlando’s Lake Eola. On the west side of the lake is the heart of downtown Orlando, where nightclubs and dive bars are open until 2 a.m. “Our side is getting quiet around 10 p.m.,” says Madray, a Realtor at Scott Martin Realty who specializes in Thornton Park real estate. Though the neighborhood typically winds down well before midnight, it’s far from boring. More than a dozen local bars and restaurants operate in the neighborhood, and a single street corner can house a cantina, a sushi restaurant and a ramen bar. “You can dine out every night and easily not eat at the same place,” Madray says.

Blocks away from beers or brunch
Thornton Park offers locals plenty of options for brunch or dinner outings. Weekend crowds descend on Soco Thornton Park for mimosas and shrimp and grits, while Cavo’s Bar & Kitchen specializes in cheesesteaks and hoagies. Since 1937, Burton’s has served as a neighborhood mainstay, with cheap drinks, pool tables and 20 TVs. Madray moved to Thornton Park from the suburbs eight years ago, and he says it’s difficult to give up a lifestyle where a French croissant or a slice of pizza is a block away. “When you realize what's outside your door, it’s difficult to not get involved.” Two blocks east of Thornton Park, locals can shop at Publix. A free underground parking garage makes it easy to load up the car with groceries. Colonial Drive less than a mile north is lined with specialty grocers, department stores and a Target. It’s about a mile from Thornton Park to Orlando Regional Medical Center, the closest hospital.

Monthly wine walks in Thornton Park
The neighborhood puts on many events, with the annual Halloween Block Party bringing out costumed residents and attendees from across the city. At the monthly Wine & Art Walk, residents can buy wristbands and stroll between more than 20 stops for wine samples while catching live music. The Thornton Park Neighborhood Association organizes smaller events, such as group dog walks and socials at neighborhood bars.

Historical homes and contemporary condos
Homes often date to the early 1900s, with Craftsman houses and Mediterranean designs lining weathered brick streets. Properties are squeezed onto tight lots, but the yards are usually lively with blooming gardens, mature oaks and leafy palms. Some of the neighborhood is included in the Lake Lawsona Historic District, meaning exterior renovations require approval from the Historic Preservation Board. Typical prices vary from $500,000 for two-bedroom homes to $1 million or more for four-bedroom houses.
There are a few environmental hazards. Flood zones cover many of the streets around Lake Lawsona and Lake Olive on the neighborhood’s south end, according to FEMA. Homeowners in these flood zones may be required by their mortgage lenders to buy flood insurance. Orlando’s inland location protects it from the most destructive hurricanes. Still, Orange County remains at a “relatively high” risk of hurricanes, according to FEMA. One of the most recent storms to hit the area was Hurricane Ian, which caused $200 million in damages when it flooded parts of Orange County in 2022. However, Thornton Park was not severely damaged.

Arts program at Howard Middle School
Thornton Park sits within the boundaries of Orange County Public Schools, so children can attend the public district’s Lake Como School between kindergarten and eighth grade. Niche gives Lake Como School a grade of B. Teens may take classes at Edgewater High School, a B-plus-rated school with more than 30 Advanced Placement courses. Students can apply to Howard Middle School Academy of Arts, a middle school magnet program hosted at the neighborhood’s Howard Middle School, graded an A-minus. Students pick from classes including stage design, jazz band and digital photography. Orange County Public Schools allows students to transfer to schools they’re not zoned to, contingent on an application process and the school’s capacity level.

Dogs romp at Constitution Green
Residents live within a mile of Lake Lawsona Park, where bald cypress and live oaks shade folks lounging on its bank or walking the sidewalk along its waterfront. A few blocks away, dogs play in the fenced area of Constitution Green. Lake Eola Park borders Thornton Park to the east, providing a playground and a 1-mile trail a block from the neighborhood. Locals waiting out Florida rain showers can catch the latest movies at Orlando Premiere 14 Fashion Square, a movie theater 2 miles away.

Catch a free bus to Orlando
Residents can walk to restaurants, bars and even the grocery store, but most use cars to get to work. It’s a quick commute to downtown, a 1-mile drive via Robinson Street or a 20-minute walk through Lake Eola Park. The free LYMMO bus picks up passengers on Central Boulevard, connecting to downtown. The neighborhood directly connects to State Road 408, a toll road that runs east to west through the Orlando region.
