Vistancia
Suburban Neighborhood in Peoria, Arizona
Maricopa County 85373, 85383
Spanish-style homes in The Village, Trilogy, Northpointe and Blackstone
Spanish ranch-style and two-story homes are found throughout the neighborhood, but each area does them differently. The Village has early 2000s homes with petite lots, so it’s the most budget-friendly option. They start at $360,000, but homes with double the size are typically around $700,000. Trilogy mostly has homes from the 2010s, whereas Northpointe was mostly built in the 2020s. Regardless, they have similar prices between $500,000 and $1 million. Blackstone was built mostly in the 2010s, and it has the largest homes — more like close-together estates. They’re between $1 million and $2.6 million. While these subdivisions themselves influence price, golf course views and recreation center proximity are other major factors. Additionally, homeowners have to pay an association fee that varies depending on the area. The neighborhood’s CAP Index Crime Score is 1 out of 10, compared to the national average of 4.Golf courses and rec centers like Mountain Vista Club
Golf is Vistancia’s most popular pastime. Trinity Golf Club has a public course with 18 holes and 70-plus bunkers; Blackstone Country Club is a private option with another 18 holes. The latter is closer to the Sonoran Mountains, but both courses have views. Additionally, both clubs have their own rec centers, and three others are around Vistancia. The biggest of these, Mountain Vista Club, is in The Village. It has about 35 classes and social organizations, so visitors can try water aerobics, basketball lessons and restorative yoga — all on the same Tuesday. Sunset Park is next to this club, and its three baseball fields are home to Sidewinder Little League. The Vistancia Vipers, a youth swim team, also practice a few miles north at the Foothills Center. For larger recreation spaces, Peoria Regional Preserve is about 10 miles east of Vistancia, and Lake Pleasant is about 15 miles north.Lots to do with Vistancia Village Association
Vistancia Village Association coordinates several events throughout the year. While these parties are typically in The Village, the whole neighborhood can join. Hallowscream is the signature event for October, with about 1,500 residents in attendance. Volunteers hand out goodies to trick-or-treaters on the Candy Trail, and a haunted house spooks any who dare to enter. The Smith’s Local Farmers Market is less scary, held at Mountain Vista Club every third Sunday. Concert in the Park happens in the same place on select Saturdays throughout the year.V's Taproom and Cross Eyed Cricket, nearby shopping centers
Vistancia is mostly residential, but it has some local restaurants. V’s Taproom is on the grounds of Trinity Golf Club, so locals often come here after a round. “It’s very much a neighborhood place, but we get a lot of people from outside the club,” says J.R. Berrett, the restaurant’s Food and Beverage Manager. “We have a bar that’s full most nights, and we change up our cocktails every couple of months.” Berrett recommends the pot roast and sweet Italian cherry margarita. While V’s caters to fine diners, Cross Eyed Cricket is a casual option roughly a mile east. This pub has sandwiches, pints and the only 200-inch public TV in the valley. Safeway is in the same complex for groceries, but shopping centers are about 5 miles southeast. Here, Lake Pleasant Pavilion, Towne Center and Shopping Center have department stores and additional restaurants.Top ratings for Peoria Unified School District
Niche gives Peoria Unified an A and ranks it among the top 10 school districts in Arizona. While this district serves more than just Vistancia, the neighborhood has several of the highest-rated options. Students in The Village likely go to Vistancia Elementary, whereas the rest of the neighborhood likely goes to Lake Pleasant Elementary. Both schools receive an A-minus and serve kindergarten through eighth grade. Liberty High also gets an A-minus. The school’s graduates earned $72 million in college scholarships in 2022, and its teachers have 12 years of experience on average.Discovery Trail and state Route 303
Pedestrians have sidewalks throughout the neighborhood, and the paved Discovery Trail connects the four different areas. Because this is such a large golfing community, some people drive carts around town. Most people need a car, though, to get around Phoenix and the Northwest Valley as a whole. Vistancia Boulevard and Lone Mountain Road are the main routes into the neighborhood, while state Route 303 is the main route out. It leads east to Interstate 17, which goes south into downtown Phoenix. It’s about a 35-mile trip in total.
