Suburban charm near NYC and Newark

With a history that dates back to its incorporation in 1740, Pequannock Township is a slice of New Jersey’s countryside – complete with historical structures, repurposed farmlands, and an active, close-knit community. This is despite its proximity to New York City, Newark, and other urban destinations, making the township a popular bedroom community that offers residents access whenever needed – but peace and quiet when it’s time to return home. “It’s sort of like that old sitcom, in a way,” says Colleen McMahon, Realtor with CENTURY 21 Crest Real Estate. “It’s the kind of place where you get to know your neighbors, and everybody knows your name – that’s honestly rare so close to the city.”

Traditional styles in an old-world atmosphere

Many residents moving to Pequannock are, in fact, returning home – a sentiment that’s common in the community. “Pretty regularly, kids who grew up here come back and settle down again,” says McMahon. “Their parents are still here, and so, they either come back and assist them or start their own chapters with their partners.” Prospective homebuyers will find traditional styles such as Cape Cods, split and bi-levels, and Colonial Revivals throughout the area. Reflecting the old-world atmosphere of Pequannock, most of these houses were built in the early 20th century – though some predate even that and feature loving renovations. In addition to traditional homes, there are a number of large custom estates, usually on several acres. Modern contemporary townhouses and condominiums round out the options. Prices generally range from $250,000 to $850,000, though some larger estates can reach $1 million or higher. “The market is very competitive, and homes can get multiple offers within a couple days of being on the market,” says McMahon. “We’ll see 40 couples come through an open house over a weekend.”

Outdoor fun at PV Park

“When I think of Pequannock, I think of full bike-racks outside of PV Park and people walking or biking along the rail trail,” says Edwin Kalinka, Broker with Keller Williams Realty Metropolitan who previously lived in Pequannock Township for 15 years. “It’s just a really great place to get out and stretch your legs.” Pequannock Valley Park – lovingly referred to as PV Park by locals – features basketball courts, a playground and a lake where locals can go for a swim. Greenview Park is home to Pequannock’s Community Hoedown; an annual fall festival held every September. Sunset Valley Golf Course is a public course that lets locals hit the links. “Pequannock lets you take a little ‘stay-cation,’” say Kalinka. “You can relax at the beach, get a taste of different cuisines, go for a hike and play a few rounds of golf all without having to leave town.” Houses of worship include The First Reformed Church of Pompton Plains, formally organized in 1736 and congregating to this day.

Getting to Yankee Stadium in under an hour

Since this is the birthplace of New York Yankee legend Derek Jeter, it may be fitting that residents are just 30 miles from Yankee Stadium. Interstate 287 and US Route 23 serve as the two major accessible highways, while NJ Transit Mountain View and Lincoln Park train stations are nearby.

An increased risk of flooding

Floods are an issue throughout Pequannock and the surrounding area, with recent years bringing an increase in flooding and storm – rendering some parts of the township no longer habitable. Though hurricanes and storms have led to some challenging times in the township, the community is quick to rally and make sure those affected are taken care of. “I’ve witnessed firsthand how everyone comes together,” says McMahon, in reference to a particularly difficult flood in 2011. “That’s what makes our small town so wonderful – when you need help, you get it.”
