Good Hope residents live off the land
Set about 6 miles from downtown Perris, right on State Route 74, Good Hope is a rural, unincorporated community with multi-acre lots, a few small businesses and plenty of horse trails. “Only about 60 percent of the roads here are paved,” says JP Londono, a local real estate agent with Coldwell Banker Associated Realty. “It’s hard for horses to walk on pavement, so residents prefer that the sidewalks remain unpaved.” Good Hope is part of Riverside County's inaugural District 1, where land is zoned as Rural Residential (RR); this enables the roughly 8,300 residents here to maintain ranches with crops, horses and other livestock. Locals tend to gather at churches like Iglesia de Dios Pentacostal or at the community center in Mountain Glenact, a small neighborhood in the center of Good Hope, as well as the few small markets and casual restaurants. Major retailers can be found in nearby Perris or Lake Elsinore.

Ample lot acreage for farming
Most homes here are either ranch-style or manufactured, built between the late 1950s and mid-1990s and set on sprawling lots. Landscaping is generally scarce, with dusty, hard-packed topsoil, a kitchen garden and a scattering of palm trees; lots are bordered by simple wrought-iron or chain-link fences. Horse stables, barns and direct access to horse trails are common, as are septic systems and solar panels.
The three-to-six-bedroom ranch-style homes sit on lots of 2 to 10 acres, often with horse stables and barns; prices range from $550,000 to $850,000. Smaller, single-story manufactured homes have two or three bedrooms, layouts of 800 to 1,100 square feet, and lots of 1 to 3 acres; prices range from $400,000 to $650,000. Undeveloped parcels of land sprawl between 2 and 10 acres, and prices generally range from $200,000 to $650,000; however, lots of 7 to 10 acres set near Route 74 can range from $1 million to 1.8 million.

Near the area's most popular park, and the state's oldest motocross track
The closest open green space is the 22-acre Enchanted Hills Community Park, set about 2 miles away. Opened in 2022, this is the area's most popular park, with a large playground, skate park, splash pad and zipline. The 8,200-acre Lake Perris is about 40 miles away, featuring two designated swimming areas and room for speedboating.
Several ranches in Good Hope are open to the public, including El Diamante Rancho, where visitors can learn to milk a goat. Within the Mountain Glenact neighborhood, the Moses Schaffer Community Center hosts seasonal community events like Thanksgiving dinner, breakfast with Santa and a Halloween Trunk-or-Treat. And about a mile away, the Perris Raceway is the oldest motocross track in the state, with nights for open practice riding or kids-only access to the Pee Wee Track.

Small neighborhood markets, homegrown produce and Mexican eateries
“There aren’t a lot of local businesses here other than nurseries,” says Jose Marin, Broker with Marin Realty. “A lot of folks here grow their own food on their land, so some people don’t rely too heavily on grocery stores, anyway.” Right in Good Hope, La Guadalupana Market sells propane, drinks and beloved Mexican treats; the WinCo off of Interstate 215 is about 7 miles away. Carnitas Michoacanas serves up a menu full of authentic Mexican food, including homemade carnitas, birria and menudo con pata.

Easy access to Route 74 and a single bus stop
State Route 74 bisects the community south-east, leading about 6 miles to downtown Perris and 9 miles to Lake Elsinore. Many residents depend on their horses to get around the community and their cars to travel outside it. However, Good Hope has one local bus stop, set in front of Good Hope Elementary, with service to downtown Perris and its Metrolink station; the Metrolink's 91/Perris Valley line travels to Inland Empire cities like Riverside and Corona, and as far as Los Angeles. Kindred Hospital Riverside is about 6 miles away in Perris, and the San Bernardino International Airport is about 35 miles away.

High temperatures and lack of rain create a risk of wildfire
Like the rest of Riverside County, summer temperatures here often top 90 degrees and rain is rare, leading to a high risk of wildfires. The Perris area's most recent wildfire was in 2021, but no properties in Good Hope were directly affected. Riverside County Fire Station #9 is right in the neighborhood.
