Home types vary in Citrus Hills. Within the gates of the Villages of Citrus Hills, ranch-style and new-traditional homes with Mediterranean influence and terracotta roofs are common. Properties in this community have sold for between $250,000 and $900,000. Homes outside of the gated community inside other subdivisions range from small, colorful, ranch-style homes to spacious Mediterranean-influenced homes that sometimes sit on an acre more of land. Homes outside the gated community have sold for between $200,000 and $950,000. Townhouses and condominiums are also available and have sold for between $140,000 and $680,000. “Most homes in Citrus Hills have deed restrictions,” Donna Dorsey, a Realtor with Citrus Realty, says. “Meaning some of the memberships and fees are deeded to the house.” Some of these deed restrictions also include a deposit. “Some homes have a mandatory $2,000 buy-in for all the amenities,” Horak says.

Impressive band program at Lecanto High School
Students in Citrus Hills are assigned to Citrus County Schools. Starting in Pre-K, children attend Forest Ridge Elementary School, which earns a B grade from Niche. From there, students move on to B-minus-graded Lecanto Middle School. The final stop on their K-through-12 experience is Lecanto High School, which receives a B-plus from Niche and has an accomplished band program. As for private schools, the Solid Rock Christian Academy serves Pre-K through 12th grade and is B-graded by Niche.
Lecanto High School has 1,630 students in grades 9-12.
Lecanto Middle School has 809 students in grades 6-8.
