Lushly green community in the Pacific Northwest
At the western edge of Portland, the suburban neighborhood of Maplewood sits among the greenery of the Pacific Northwest. This residential niche is 4 miles southwest of downtown and the Willamette River, and the quiet, relaxing atmosphere is coupled with scenic hilltop vistas. Maplewood was founded by a railroad company and received its name from a grove of maples near the area. The naming pattern of Maplewood’s East/West streets is a point of interest. Most are named for U.S. states, such as Nevada, Texas, Florida and California. The residential community is bordered by Washington County and is close to the Portland Golf Club. There’s an active neighborhood association, and both Wood and Vermont Creeks run through the area.

“Maplewood has some very rare things. There’s a historic coffee shop that everyone in the neighborhood walks to. There’s also a top-performing elementary school in the heart of the area. It’s surrounded by tons of trees, walking trails and parks. It’s a really inclusive, warm community that strives to make everyone feel comfortable,” says Michelle McCabe, a Broker with Windemere Realty Trust with ten years of experience. “There’s a huge variety of real estate. There’s everything from small bungalows to large, newer buildings. Downtown is only 10 or 15 minutes away, and residents feel separated from the city. There are designated greenways for cyclists, so right in the neighborhood, there are cycle streets. There’s even a cycle bus so kids can all bike at the school together.” As an established suburb of Portland, Maplewood consists mainly of traditionally designed residential homes, with many having around four bedrooms. Houses here were primarily built between the 1920s and the 1950s, although there are some newer buildings too. The cottages and ranch-style houses tend to have front lawns full of foliage and nicely sized backyards. Tree-lined streets end in cul de sacs, and prices range from $535,000 for a two-bedroom contemporary cottage to $980,000 for a four-bedroom modern farmhouse.
Converted coffeehouses, breweries and bars
Maplewood is primarily residential, but plenty of shopping and dining options are nearby. There’s a Trader Joe’s on SW Multnomah Boulevard, and many residents have their milk-based items delivered from Alpenrose, a historic Portland dairy. A former post office and general store from 1911 has been converted into Maplewood Coffee and Tea. The community favorite makes all its baked goods in-house and hosts events like trivia nights, Sunday dinners with guest chefs, and poetry readings. Another dining option is Bar 3. It serves breakfast all day, hosts a happy hour every weekday and has multiple craft beers on tap. Old Market Pub & Brewery began as Pizza Oasis before morphing into a beer hall. It still serves pizzas but has added brunch on the weekends.

Inclusive playgrounds, extracurriculars and a variety of educational pathways
Students in Maplewood might attend Maplewood Elementary, Jackson Middle and Ida B. Wells High. All three schools earned a B-minus or above from Niche. Maplewood Elementary has its own podcast called Between 2 Maples and contains a Playworks playground, which helps every child feel included while being active and building social skills. Jackson Middle is one of Oregon’s top 75 best public middle schools, with a variety of clubs and extracurricular activities. Ida B. Wells High is one of the best college prep schools in the state. Formerly known as Woodrow Wilson High, it offers dual enrollment with Portland Community College and has a variety of educational pathways, including computer science, engineering and mass communication.
Picnic areas, athletic fields and walking paths
An ideal place to explore Western Oregon’s arcadian feel is April Hill Park, a small but hilly green area where residents can picnic or play sports. Opened in 1963, it contains athletic fields, a wetland boardwalk and walking trails, both paved and not. Residents also cross 45th Avenue to visit the nearly 90-acre Gabriel Park. It’s home to a community garden and orchard, a 10,000-square-foot skate park and various athletic fields. The park’s inclusive playground project opened in 2022. The accessible picnic and play areas feature ramps that give everyone the chance to enjoy the outdoors. Just next door, the Southwest Community Center features an indoor swimming pool, a gymnasium with various classes and a preschool program called the Sprout Academy. There’s also a rock-climbing wall, weight room and indoor basketball court.

A variety of ways to travel
Maplewood is a neighborhood shaped by the natural landscape. Its hilly terrain even influences the layout of the street grid. The area is made chiefly of side streets and a few unpaved roads. It’s bordered by several significant streets, including SW Beaverton Tigard Freeway, Pacific Highway West and SW Barbur Boulevard. There are no sidewalks here, but walking paths called “snickets” are carved from the woody community. The area is also less than one square mile, making most walks short. Cyclists enjoy the terrain, and the neighborhood has bus stops along SW Vermont Street and SW 45th Avenue.
