Established and evolving neighborhood south of Saint Augustine's University
At the corner of Carver and Pender streets in east Raleigh sits a lot, only a tenth of an acre in size. Once overgrown and littered with trash, this garden is now a lushly manicured park named in honor of longtime resident John Stokes, who transformed and cultivated the land with his own hands until it became an official city park in the 1980s. Like John Stokes and his garden, College Park is rich in history and community transformation. The neighborhood is named for its closeness to Saint Augustine’s University, one of the oldest historically Black universities in the country, founded in 1867. “The university is historically tied to the College Park community,” says Demarcus Williams, the Associate Vice President of Global Marketing and Communications at St. Augustine’s, who notes faculty and staff are among the neighborhood’s residents. College Park has grown significantly amid new construction, and further development is underway. Ann-Cabell Baum, a Raleigh local and the broker in charge at the Glenwood Agency, says homebuyers are drawn to the community for its proximity to downtown and its property values. “It’s an attainable price range for an entry-level or downsizer home considering the market in Raleigh,” Baum explains.

Dinner and movie at Alamo Drafthouse Cinema
Whether in the mood for a quick bite or sit-down dinner, residents can head to New Bern Avenue with fast food chains, like Bojangles and Cook Out, and local eateries, including Jack's Seafood & Soul Food, a casual spot known for its southern fried chicken and barbecue. In the Longview Shopping Center, residents can pick up a fresh pie at Frank’s Pizza & Italian, which has been loved by locals since 1976. The shopping center also hosts convenient businesses like a pharmacy, barbershop and laundromat. Alamo Drafthouse Cinema is next door, where movie lovers can enjoy current and classic films over a meal brought to their reclining seats. The Little Blue Bakehouse offers post-movie treats from decadent macaroons to batch ice cream and coffee. For a night on the town, College Park is only two miles from downtown Raleigh, with popular restaurants, breweries, boutique shopping and entertainment venues. Food Lion is a mile drive up North Raleigh Boulevard to stock up on groceries.

Neighborhood green spaces within walking distance
Residents here can walk to the new Fisher Park. Relocated in 2022 to make way for new housing, the park features a basketball court, sheltered picnic tables and a colorful playground with swings shaded by a trellis. Pender Street Park, on the other end of the block, was upgraded as part of the project. The small green space has a new walking path for short strolls through manicured trees, shrubs and flower beds. Residents can pause for a rest at a trio of yellow picnic tables. Locals call the park “John Stokes Garden” in honor of the beloved resident who made it his mission to beautify this once-barren corner lot, spending countless hours gardening and caring for the space. Locals are known to gather nearby at the Tarboro Road Community Center, where they can hold meetings or exercise in the gymnasium or weightlifting room. The outdoor tennis courts host Raleigh Bike Polo meetups.

Post-war bungalows and new construction
Houses in College Park reflect the evolution of the neighborhood. Brightly colored Bungalows with open porches from the 1940s and 1950s share tight, residential streets with larger 21st-century Craftsman-style homes in calm colorways. Minimal traditional homes and modern designs add to the area’s varying character. As new construction pops up, so do new sidewalks, making the area more walkable. Homes needing repair can list below $200,000, but most properties fall between $215,000 and $725,000, depending on age and square footage. As part of ongoing efforts to provide more affordable housing in Raleigh, the city is using local and federal funding to build nearly 150 single-family homes and townhouse units on the neighborhood's eastern side. Since the project began in 2017, nearly 100 detached homes have been completed, and more than half of those homes are income-restricted.

Ligon Magnet Middle School receives an A rating, and Broughton Magnet High School has an A-minus. Cathedral School and Raleigh Christian Academy are two nearby religious-based schools for families seeking private education, while the Fletcher Academy specializes in helping students with learning disabilities. High school grads interested in higher education close to home can consider the private St. Augustine’s University, one of the country’s oldest historically Black universities, founded in 1867.

GoRaleigh buses have numerous stops on Oakwood and New Bern avenues, the neighborhood’s northern and southern borders. Buses can take residents to points of interest, retail centers and hospitals around Raleigh. Downtown is 2 miles away. Drivers can utilize Interstates 440 and 40 for trips to Durham, 25 miles away, and to catch flights at Raleigh-Durham International, a 15-mile drive. “The walkable score is very high for College Park; people here have access to different neighborhood amenities and the core of the city,” Baum says. Numerous bike-friendly streets and trails provide safe ways for cyclists to get around.
