Nestled in the rangy hills on the outskirts of Richmond, California, Fairmede-Hilltop is a sought-after suburb with charming midcentury homes against the backdrop of far-off, forested ridges. Fairmede-Hilltop, also known simply as “Hilltop,” is named in part for its proximity to the former Hilltop Mall, a shopping mall built in 1976 that is slated to be demolished and replaced by a logistics center in the near future. But while the mall may be on its way out, residential areas nearby are thriving. Fairmede-Hilltop is a community where renters and homeowners live side-by-side, making it an attractive area to various homebuyers. “People just like the lifestyle. It’s low-key. Neighbors look out for each other. Everyone’s always out and about enjoying the neighborhood,” says Realtor Marco Rodriguez of Compass Real Estate, who lives and works in the area.

Midcentury Modern ranch-style homes

A stroll through the curved sidewalk-lined streets of this suburban retreat leads folks through a display of colorful ranch-style homes and bungalows built between the mid-1940s and ‘60s. Lot sizes in this community are small but well-utilized by many residents, seeing as most of the Midcentury Modern and Craftsman-inspired properties here are hedged by manicured brush and fruit-bearing trees. Driveways and two-car garages are common features, and street parking is available for any overflow. Overall list prices in Fairmede-Hilltop start around $491,000 for, say, a 1940s three-bedroom, one-bathroom fixer-upper and cap at about $929,000, which could afford a house with more than four bedrooms and three bathrooms. Compared to neighborhoods in nearby Berkley and Oakland, the properties here are more affordable. “It’s one of the most desirable neighborhoods in Richmond. The homes are spacious, but it’s affordable,” Rodriguez says. “You really get a lot of bang for your buck.”

Schools in and around Fairmede-Hilltop

The city of Richmond is served by the West Contra Costa Unified School District, and a major perk of Fairmede-Hillop is its proximity to several public schools and a local community college. Students can start school at Highland Elementary, rated with a C on Niche. This elementary school lies at the center of the neighborhood, standing out with the colorful murals that adorn its exterior. From there, students can attend Betty Reid Soskin Middle School before graduating from De Anza High, rated with a B-minus on Niche. The Tech Academy, Law Academy and Health Academy are academic avenues available to interested students. The Law Academy, for example, offers preliminary electives to sophomore, junior and senior students interested in getting a jump start on the pre-law track. Beyond K-12, Contra Costa College, a public community college, borders the Fairmede-Hilltop. Its sprawling campus is home to Middle College High as well, where students can take college classes in addition to their high school curriculum.

Hilltop Park

For outdoor activities and relaxation, residents can head over to Hilltop Park, a 12-acre community green space with a lovely lawn, playground, barbeque pit and picnic area.
