Peaceful suburban lifestyles, 3 miles south of the James River

Boulders is a suburban community that’s part of North Chesterfield, just 3 miles south of the James River. Crossing the Boulevard Bridge will bring travelers to Carytown, one of Richmond’s most happening stretches for shopping and dining, but residents of Boulders find value in having a quiet retreat. Powhite Parkway, Midlothian Turnpike and Chippenham Parkway also give residents plenty of access to major transportation routes. Powhite Park puts plenty of nature in their backyard, and it’s comforting to have Chippenham Hospital as a neighbor. This peaceful atmosphere situated near useful amenities is reflected in the housing stock, which aims for comfort as much as function. “You’re going to see a lot of brick ranches on wide lots in the area,” says Realtor Jenny Maraghy, a founding member of Compass Richmond with over 30 years of real estate experience.

Midcentury split-levels and brick ranches, starting at $300,000

Midcentury split-level homes on half-acre lots are another common sight. These too may come in brick, but with a vinyl-sided upper level. Houses are pushed back on the lot, reachable by driveway. There aren’t always garages, but some properties have an open-air shelter for cars. One feature homebuyers can almost always expect: lots of trees. Thick stands of oak, pine and maple create a shaded haven – making it almost hard to believe that Richmond is easily within reach. “My clients are drawn to North Chesterfield for the convenience to the city, but without the hustle and bustle,” says Sarah Ripp, realtor at River Fox Realty. “Clients admire the charm of the older neighborhoods, larger yards and the affordability of the area.” Prices range from $300,000 to $375,000.

International Relations program at James River High

Students can attend Crestwood Elementary, which has a 13-to-1 student-teacher ratio and earns a C-plus from Niche. There’s the same ratio at Brown Middle, which earns a C-minus. James River High earns an A-minus, and features a competitive program for Leadership and International Relations – around 50 applicants are accepted out of a pool of 350 students. For private school, both Village Montessori Academy and Buford Road Christian Academy are close by. Right in the neighborhood, LeafSpring School at the Boulders offers nursery school, preschool, private kindergarten and after-school programs.

Explore trails and observe wildlife at Powhite Park

Many houses are located on the waterfront of the local reservoir, Rock Creek Park Lake. Residents are seen with their fishing poles, attempting to catch bass, bluegill and pickerel. Others paddle around in a kayak. Powhite Park’s entrance is on the north side, and visitors can immediately pick up a trail that winds through this undeveloped space. Beavers, birds and deer can be observed in their forest or wetland habitats. Forest Hill Park is a little over 2 miles east, and it features more trails that lead to the riverfront.

Abundant shopping and dining along Midlothian Turnpike

Most retail and dining is located along Midlothian Turnpike. Large chains like Chipotle, Krispy Kreme and Cook Out line the way, but there are small locally owned options as well, particularly Mexican restaurants. New Grand Mart, a Korean supermarket, is located at Chippenham Shopping Center. Just across the turnpike, Food Lion offers a place to take care of everyday grocery needs. For more shopping options, residents can drive 4 miles west to Chesterfield Towne Center, which is surrounded by big-box destinations like Best Buy and Lowe’s.

Powhite Parkway makes for a quick trip downtown

For a quick drive downtown, residents can hop on Powhite Parkway – it’s about a 12-mile trek, but takes about 15 minutes. Of course, there are tolls, and drivers can take Jahnke Road downtown, usually crossing the 7 miles in just under 20 minutes. Buses on Jahnke and Midlothian Turnpike bring added convenience. Streets in Boulders are quite windy and experience lots of traffic, due to the proximity of major parkways, so they’re not ideal for bikers or pedestrians. However, within exclusively residential stretches like Eureka Drive, homebuyers will see quiet leafy streets ending in cul-de-sacs, which are safe for strollers to explore.
