Six miles south of Richmond, Hickory Hill is a quiet residential area appreciated for affordability and laid-back living. Thanks to home prices that are lower than many other areas around Richmond, the neighborhood has seen increasing demand and shrinking inventory. Complementing the relatively lower prices, Hickory Hill also sits just west of Hull Street Road, which takes drivers directly into the city. The neighborhood has a crime index score of 5, which nearly tracks the U.S. average score of 4, making it safer than other areas around the city. These facts all add to the appeal of the neighborhood, and families looking to live near Richmond but not quite in the city are noticing everything it has to offer.

A fast-moving housing inventory

Hickory Hill holds a wide range of house styles and lot sizes. In the northern part of the neighborhood, Kinsley Avenue is lined with rows of vinyl Cape Cods with steeply pitched roofs, gable dormer windows and quaint front porches. In the southernmost part of the neighborhood, Norborne Road has mostly brick ranch-style homes on tidy lots shaded by mature trees. According to Issac Abdelmalak, a ten-year Richmond resident and Realtor at Virginia Capital Realty, lower price points coupled with low inventory have led to high demand. “If the house is ready to go and updated, there is high demand,” Abdelmalak says. “We recently had a contract within three days.” Up 21% from the previous year, the median home price is $230,000, but prices can range from $195,000 for a four-bedroom, brick Cape Cod to $258,000 for a three-bedroom ranch-style home with brick siding.

Local Mexican food and more

At Tacos Taqueria Omar, residents can enjoy authentic Mexican cuisine. Everyday essentials can be grabbed nearby at Family Dollar, and pantry staples, fresh produce and hot meals such as crispy fried chicken and spiced potato wedges are available at James Food Store. On Hull Street Road, Food Lion is the area’s option for a national grocery chain. Nine miles west, the Chesterfield Towne Center mall offers more than 130 stores and restaurants.

Nearby riverside events and festivals

Living just five miles from downtown Richmond gives Hickory Hill residents firsthand access to all of the city’s events. Warm weather festivals include Dominion Riverrock, a Brown’s Island celebration of active outdoor living. In the fall, the Richmond Folk Festival attracts national music acts to the banks of the James River.

Mid-grade Richmond Public Schools

As part of the Richmond Public School district, Hickory Hill students can attend Broad Rock Elementary School, Thomas C. Boushall Middle School and Richmond High School for the Arts. Earning a C-minus on Niche and sporting Bulldogs as their mascot, Richmond High School offers 9th through 12th-grade students tutoring and family engagement nights through their Bulldog Enrichment Academy. Thomas C. Boushall offers grades 6 through 8 and also earns a C-minus, and Broad Rock Elementary covers pre-kindergarten through 5th grade and earns a C-minus.

A sports park with plenty to offer

Across Warwick Road is the spacious and well-maintained Broad Rock Sports Complex. There, kids can play on the large playground with several climbing structures for different ages or enjoy one of several swing sets. There’s plenty of space to run around and play games with baseball fields, tennis and basketball courts, and an open field. Forest Hill Park holds trails that wind around a pond and a creek, as well as sheltered picnic areas.

Bus route 86 on Broad Rock

Hickory Hill's streets do not have sidewalks, but they are typically wide enough to walk safely. Commuters can hop on the bus at stops along Broad Rock Boulevard as part of Greater Richmond Transit Company’s route 86. Broad Rock Boulevard takes drivers to Chippenham Parkway, which connects to Interstate 95 and Pocahontas Parkway.

Some noise, some flood risk

Noise can be elevated around the main thoroughfares outlining the neighborhood, but flooding is likely of greater concern for residents. Data from Risk Factor indicates 49 properties in the neighborhood have a greater than 26% chance of being impacted by floods in the next 30 years, though the risk is moderate.
