Midlothian-South Richmond lies just west of Manchester and south of the bustling Midlothian Turnpike, less than 6 miles from downtown Richmond. “It’s a section of town that has commercial and multifamily, low-income housing as well as some single-family homes,” says Virginia Capital Realty’s Tim Edwards, a Realtor with more than two decades of experience. The Richmond local, who lives about three miles north in Forest Hill, has owned and managed several rental properties here over the years. “It’s a popular area for people who want to work downtown or at the hospitals and live in the city, but can’t swing the city-center prices,” he says. Within three miles of both Chippenham and Virginia Hospitals and between the Chippenham Parkway and Route 301, this part of the city is undeniably convenient. “It’s moving in a positive direction,” says Edwards. “The longer you’ve been here, the better the position you’re in because the area is only going to get better. The neighborhoods around here have become really special places and it’s only a matter of time before this one does, too.”
Low-priced apartments and more
Most homes in Midlothian-South Richmond are low-income, multifamily-style complexes, but there are also a few brick and vinyl-clad split-level and ranch-style homes, too. Lawns here are broad, often minimally landscaped and unbroken by sidewalks. Prices range between $200,000 and $300,000, well below the median for the city. “The closer you get to the James River, the higher the home values are,” Edwards says. “The Richmond Housing Development is renovating some of their properties here." Edwards adds that one of his recent active listings in the neighborhood, two parcels of land near the turnpike, is attracting a lot of interest from developers looking to build new low-income apartments. “The area is already zoned for multifamily housing, so it’s ideal for development of that kind,” he says.

Busy roads and public bus stops
Midlothian Turnpike is one of the main thoroughfares south of Richmond, and nearby are Chippenham Parkway and Route 301. Downtown Richmond is five to six miles away, typically a 15- to 20-minute drive in moderate traffic. Getting around the city without a car is easy here, with Greater Richmond Transit Company, or GRTC, stops scattered throughout the neighborhood. Most are located at intervals along Warwick Road, at Midlothian-South Richmond’s south end.
Schools get C grades
Kids in Midlothian-South Richmond are served by schools in the Richmond Public Schools District. Between kindergarten and 12th grade, many go to Blackwell and Redd Elementaries, River City Middle and Huguenot High School. Both Blackwell and Redd got C-minuses from Niche in 2023, while Huguenot High got a C that same year. While River City Middle doesn’t have a Niche grade, it earned a 1 out of 10 GreatSchools Summary Rating in 2023. Huguenot High School’s robust athletics program offers its enrollment the opportunity to compete in everything from cross country and track to football, soccer and more.

Just a short drive from South Richmond is the sprawling Forest Hill Park.
Nearby parks and new amenities to come
For a breath of fresh air, Forest Hill Park is just over two miles north across the Midlothian Turnpike. The riverfront park is on the Virginia Historic Register; visitors can check out the historic Stone House, which was once the home of the park’s manager and is now an event rental space. Surrounding the historic building, the wider park offers everything from thickly shaded, packed-earth-style trails along the waterfront to tennis courts, picnic shelters and a classic playground. At Carter Jones Park, also just over 2 miles away from Midlothian-South Richmond, there’s another playground (this one newly renovated) for local youngsters. And even closer to home, on Old Warwick Road within a mile of most homes, there’s the Southside Community Center. It’s currently undergoing a nearly $20 million revitalization project, during which the city will install a new auxiliary gymnasium, boxing studio, more classrooms for community gatherings, a culinary teaching kitchen and a dance studio. There will even be Richmond’s first indoor playground when the project is completed.
Great Latin restaurants; discount retail
There’s quite a bit of shopping and dining along the Midlothian Turnpike at the north end of the neighborhood. From Taco Bell and Taqueria Panchito to the west, Amancer Latino Market 1 to the east and Pupuseria El Salvadoreno in the middle, residents enjoy no shortage of Mexican and Latin American eateries. Family Thrift Center and Goodwill of Central and Coastal Virginia Outlet are two popular spots to find secondhand treasures. For groceries, residents can pick up fresh fish at Bay Seafood Market or visit the Save-A-Lot discount food store in the Southside Plaza shopping center a little more than two miles east. There are also two Food Lions within two and a half miles of the neighborhood: one across the turnpike to the north and the other across Warwick Road to the south.
