At first glance, Shockoe Valley may look like a tangle of overpasses, lofts and industrial buildings sandwiched between Richmond’s Downtown and its eastside neighborhoods. While the majority of its residences are rented-out apartments, on the border of Union Hill is a pocket of colorful streets. The area is also deeply rooted in Richmond’s history and continues to embody the diversity the city is known for.

According to Realtor Ernie Chamberlain, “Part of the appeal is that these houses are older and unique looking, but inside have hard pine floors and remodeled kitchens.” Some rows of townhouses have tall windows and second-story balconies reminiscent of the Italianate style. Others are the pinnacle of Tudor Revival with their turrets, brickwork and asymmetrical design. Regardless, nearly every home includes a front porch and ample on-street parking.

The cost of homes covers a wide range from $227,000 to $700,000 and up, with a median price of $319,882. Even more so than the houses themselves, “it really has the same draw as the Museum District, the Fan or any place in the greater Church Hill area: it’s about the location,” Chamberlain says. Downtown, Shockoe Bottom, and Union Hill are all a five to ten-minute walk away. Commuters can quickly get onto Route 64 or Interstate 95 or hop on a train or bus at Main Street Station.

Richmond Public Schools serve Shockoe Valley. Children in the area first go to Bellevue Elementary School, then Martin Luther King Jr. Middle, then Armstrong High. Both Bellevue and Armstrong were founded during the Reconstruction Era and have strong ties to the abolitionist movement. Today the entire pipeline scores above average on socioeconomic diversity, reflecting the myriad demographics that call Richmond home. Rather than STEM (Science, Technology, Engineering and Math), the schools promote STEAM, where the A stands for the arts. Combined with class sizes of 15 or less, the program strives to give each student a focused and well-rounded education.

Since most houses in this part of Richmond have minimal yard space, public green spaces are important fixtures for their surrounding communities. Jefferson Park sits on a steep hill peppered with bright pink myrtle trees. Almost every hour of the day, active folks jog the trails and families gather at the playground. A 15-minute walk east on Franklin Street leads to the expansive Libby Hill Park. Locals come here to walk their dogs or have a picnic, all while looking out over the James River and the Richmond city skyline.

Just up the hill is a multitude of neat local eateries. Proper Pie has a rotating menu of sweet and savory pies baked fresh daily. Ironclad Coffee Roasters & Bakery draws in customers with specialty lattes and pastries. In the heart of the valley, Pie 3.14 serves quality pizza and hoagies. Of course, Shockoe Valley’s central location also provides easy access to all sorts of nightlife on and around Main Street. For a classic burger and beer, head to Honey Whyte's. Or maybe a night out calls for something a little more upscale? In that case, Grandstaff and Stein is a trendy speakeasy with craft cocktails and a front door password that changes weekly.
