Located several miles north of downtown Richmond, Washington Park is a quiet residential enclave offering convenience in an area experiencing major revitalization. “The houses I’ve sold in this neighborhood were completely renovated for an attractive price point,” says Helen Fields, Realtor at Shaheen Ruth Martin & Fonville Real Estate. “You have the ability to buy something new at a lower price point than nearby areas.”

Washington Park is laid out in a grid street plan lined with paved sidewalks for leisurely neighborhood strolls. You’ll find ranch homes with brick or vinyl siding, rectangular with large front windows, dominating the area. You’ll also see bungalows with sloped roofs and deep, inviting porches, alongside a few Cape Cods with symmetrical facades and gabled dormers. Most of these homes sit on modest lots with shallow, tidy front lawns and simple landscaping. Home prices range from $110,000 to $250,000. According to Fields, inventory is low in this neighborhood and in the greater Richmond region. “The houses I’ve sold there left the market quickly,” Fields says.

Kids in Washington Park can attend Ginter Park Elementary School, Thomas H. Henderson Middle School and John Marshall High School, which are all within walking distance and part of the Richmond Public Schools district. John Marshall High has a robust athletics department, offering students year-round opportunities to participate in over a dozen sports, such as tennis, football and basketball.

For a dose of nature, head down Laburnum Avenue to pastoral Bryan Park, a 262-acre green space with a pond, tennis courts and trails for walking, running and biking. On Saturdays, the park buzzes with the presence of Richmond’s largest year-round outdoor market, RVA Big Market, where you’ll find vendors from across the region selling local produce and handcrafted wares. Bring your pup to Northside Dog Park for playtime. This fenced-in park has an off-leash area for all canines and a separate enclosed area for smaller dogs.

Check out Northside Grille on Bellevue Avenue when hunger strikes for classic American fare. Order a cheeseburger and sweet potato fries, or opt for their popular spinach salad, topped with goat cheese, tomatoes, grilled onions, roasted red peppers and bacon. If you’re craving Italian, head next door to Enoteca Sogno, a rustic restaurant with cozy pasta dishes and an extensive wine list.

Pick up snacks and beverages in the neighborhood at Best Food Market. For larger grocery runs, a few minutes' drive down to Brookhill Azalea Shopping Center on Chamberlayne Avenue will bring you to Food Lion and Walmart. The center also contains clothing stores such as Rainbow and Citi Trends, as well as Dollar General and Dollar Tree.

Auto racing fans will be thrilled to be near the Richmond Raceway, just east of Washington Park. This three-quarter-mile asphalt racetrack hosts the NASCAR Cup Series, drawing cheering crowds from all over the region. When not in use as a racetrack, this large facility also hosts many other events, such as dog shows, arts and crafts fairs and concerts.

Residents of Washington Park enjoy easy access to Interstate 64, making it a quick journey to get to the greater Richmond area and beyond.
