Great value and great convenience can be found in Richmond’s up-and-coming Whitcomb area. Minutes from downtown and tucked between the historic neighborhoods of Northside and Church Hill, residents of Whitcomb get to get to experience everything this diverse city has to offer.

The non-traditional layout of Whitcomb boasts a mix of urban and suburban elements, including wide, curving roads lined with mature trees and sidewalks. Driveways are rare in this part of town, so most residents park their cars on the street. Ranch homes and bungalows built in the mid-1900s sit on modest lots with clean lines and well-maintained front lawns. Properties in Whitcomb range in price from $125,000 to $250,000, depending on whether they’re in original condition or have been renovated. For $200,000, you can get an updated three-bedroom, two-bathroom ranch home in Whitcomb.

“This area is much more affordable than nearby vicinities,” says Ray Rivera, Realtor with EXP Realty LLC. “You can find a property with great value at a more entry-level price point.” According to Rivera, due to the more accessible price point, which is becoming increasingly rare in the Richmond area overall, these homes leave the market quickly. “When you can get something in the $200,000 range that is renovated and has ample square footage, it’s going to be highly desirable,” he says.

Students in Whitcomb can attend Woodville Elementary School, Martin Luther King Jr. Middle School and Armstrong High School, which all belong to the Richmond Public Schools district. Armstrong High, home of the Wildcats, has a hub space called the RVA Future Center, which is staffed with an advisor dedicated to providing resources to help students develop career and college plans.

In the heart of Whitcomb are two parks: Chelsea Village Park and Conrad Street Mini-Park. Chelsea Village Park spans a few acres of open green space with shallow rolling hills and mature trees. This simple, picturesque park is perfect for throwing a frisbee, flying a kite or spreading out a picnic blanket for lunch alfresco. Conrad Street Mini-Park is a neighborhood pocket park tucked between residences on the corner of Conrad and Melbourne Streets. Kick a soccer ball or soak up the sun in this sparse open space.

In Whitcomb, you’re spoiled for choice when it comes to dining, as some of Richmond’s hottest eateries are right down the road. Head to Union Hill to enjoy Metzger Bar & Butchery for contemporary German-inspired fare in a bright red building. Grab a seat under the awning of the sidewalk patio and savor pickled eggs or German charcuterie served with pickles and mustard.

For dessert, “hop” over to Fat Rabbit on Venable Street. This boutique bakery serves freshly baked fruit-filled “hop-tarts,” quiche, pies and coffee daily while also offering customized cakes in a range of sizes and creative flavors.

When you need to stock the pantry, head to Food Lion on Mechanicsville Turnpike, then go across the street to pick up household items at Roses. For quick snacks and beverages, the neighborhood convenience store, Stop & Go, has you covered.

The neighborhood is bordered by Interstate 64, which makes for quick and easy accessibility to all parts of town. Boasting laidback urban living and updated homes, you might find what you’re looking for in Whitcomb.

I live in Richmond, Virginia. The buisnesses in this area are okay. There are some that I go to more than others, but the overall experience is the same. I especially like Walmart and Sams Club. These are my two favorite places to shop. You can get anything there.
