Arlanza is an established Riverside community that was originally created to house troops during World War Two. Today, it’s a young neighborhood with a median age of 32 featuring schools within walking distance of single-family homes. This bedroom community sits in between the Santa Ana River to the north, rolling hills to the west, and busy streets lined with storefronts to the east. Arlanza residents enjoy mountain views about 7 miles west of downtown Riverside.

Single-family homes range from about $450,000 to $600,000. Arlanza appeals to “folks who are looking for great value for their first-time home – many of whom were renting in L.A. Schools in walking distance

Residents are served by neighborhood schools in the Alvord Unified School District. Arlanza Elementary and Wells Middle are both rated C on Niche. Norte Vista High, rated B-minus, was awarded a Civic Learning Award of Merit by the state superintendent in 2023. Hiking, biking and picnicking

Residents don’t have to go far to enjoy the great outdoors. Just to the north is Hidden Valley Wildlife Area, a wetland oasis for migratory birds. Here, hikers and equestrians enjoy 25 miles of trails and cyclists have access to 8 miles of the Santa Ana River Trail. Getting around on Riverside Transit and the Riverside Freeway

Residents have proximity to the Riverside Freeway, which stretches east to west across southern California. With plenty of sidewalks, the area is bikeable and walkable. Several bus stops serve the area through Riverside Transit. For peace of mind, Parkview Community Hospital Medical Center is less than 3 miles away. Riverside Municipal Airport borders Arlanza, but for nonstop flights to a growing number of destinations, Ontario International Airport is about 12 miles northwest.

Entertainment and community gatherings

Arlanza Community Center hosts a variety of activities, like karate and cheerleading classes. Across the freeway, Van Buren Drive-In Theatre and Swap Meet has been showing films outdoors since 1964, and local vendors sell a variety of goods at the swap meet five days a week. A number of churches serve the area, like Centro Christiano De Vida and St. Andrew Kim Korean Catholic Church.

A note on climate

Though the weather of Southern California is known for its stability, the northern tip of the neighborhood has a wildfire risk and the eastern portion has a flood risk. Additionally, the Arlanza Community Center’s cooling center provides relief from the area’s high temperatures.

Since my family and I haveovèd in there was probably about three people that moved but the homes were immediately filled after. The majority of the neighbors have pets.

I do not drink or am old enough to drink anyway, but they do have buffalo wild wings and the yard and some good restaurants open. The only thing that is bad is that they do not open late, they should at least have some of the good restaurants open 24 hours not just fast food like McDonalds especially on weekends.
