The legendary Wright Brothers hover in the background of Outer East Dayton in Riverside, Ohio, with green spaces, a national park and Wright-Patterson Air Force Base, the site of the Wright Brothers' flying school in 1910 and the National Air and Space Intelligence Center today, all residing in the vicinity. "The number one item in this neighborhood is the National Aviation Center Hall of Fame," says Mark E. Davison, a Sales Vice President at Sibcy Cline Realtors and lifelong resident of the area. "It takes up a third of Riverside, and it's what Riverside is known for."
Shaded lots and midcentury homes
Eastwood Metro Park borders the northern part of Outer East Dayton on the banks of the Mad River and Eastwood Lake. The streets throughout this grassy neighborhood are primarily broad and without sidewalks. Lots are medium-sized and surrounded by old-growth willow oaks, sycamores and elm trees. "If you had to say, you would call it a seller's market," Davis says, "but it's slowing down and leveling out." Small, shaded bungalows on lots up to a third of an acre with simple exterior details and two or three bedrooms inside are listed for around $100,000. At $200,000, quaint three-bedroom Cape Cods and renovated four-bedroom split-level homes are available. The price range tops out at just under $300,000 for a remodeled version of the postwar ranch-style homes ubiquitous to Outer East Dayton on over an acre of land.

Students are a part of Mad River Local School District
Davis says Riverside's separate school system may be one reason Outer East Dayton is attractive for families. Niche ranked the Mad River Local School District one grade higher than the Dayton Independent School District. Virginia Stevenson Elementary School serves students in kindergarten through fourth grade and received a B-minus from Niche. Spinning Hills Middle School and Stebbins High School received C-plus grades. The career tech center at Stebbins High partners with Wright-Patterson Air Force Base to teach students STEM skills relevant to the military aviation industry. Many students in the neighborhood live within walking or biking distance of their schools.
Outer East Dayton grade schooler children will attend Virginia Stevenson Elementary.

Eastwood Lake and Mad River
"If you like fishing and boating, Eastwood Lake is a draw," says Davis. The 185-acre lake has small boat launches and is also known as a place for birdwatchers to see migrating waterfowl. A bald eagle nest can be seen from the eastern part of the lake. The lake is bordered by Eastwood MetroPark, one of five large city parks in Dayton. The Mad River runs through the park, offering Class 2 rapids for kayakers. The park also features a section of the Buckeye Trail, which runs over 1,400 miles encircling the state. The foliage is dense and lush in this part of the park. There are also a few smaller green spaces in the vicinity. The private Walnut Grove Country Club is in the southern section of Outer East Dayton, with an 18-hole course.

Cheer on the Buckeyes at Clancy's
Restaurants in the area include popular Mexican and Vietnamese spots, such as Linh's Bistro, and old-school neighborhood bars like Clancy's Tavern, where long-time residents gather to watch the Ohio State Buckeyes, a team that inspires much passion around here. The Airway Shopping Center is a strip mall in the center of Riverside, where patrons will find coffee shops, a tire shop, a few fast-food restaurants, and two Asian supermarkets. There's also a Kroger half a mile south. Residents can find a broader selection of restaurants and shops in the downtown core of Dayton, which is just under 3 miles west.

Adjacent amenities
Residents of Outer East Dayton are close to downtown and right next to the many places of commerce, art and government connected to the aviation museums and the Wright-Patterson Air Force Base. The neighborhood is bracketed by State Routes 444 and 35 and less than a mile west of Interstate 675, a bypass of Interstate 75, which spans Ohio, running north and south. Though many choose to drive to get around, a RTA bus line runs along major roads in the area and connects with downtown Dayton, 3 miles away.
