Lively downtown living
Boulevard Park is a neighborhood with historic roots located in downtown Sacramento. “The neighborhood itself was once on the site of the International California Racetrack so it was all one big stadium,” says Liz Edmonds of Lyon Real Estate, who has over 20 years of experience in the area. “Once the track closed down development started and the houses started going up in the early 1900s.” The neighborhood is on the National Register of Historic Places and the community is one of the oldest in Sacramento. Development never slowed down, as today it serves as a shopping and dining hub for the city with many apartment buildings. While 90% of the population rents, Edmonds adds, “There are plenty of charming single-family homes in the neighborhood.”
Dining at Sampino's
Locals flock to 16th Street Donuts located in the neighborhood’s north end for apple fritters and eclairs. Sampino’s Towne Foods is on the same block. This Italian joint has an intimate vibe with a piano player playing most nights during the dinner rush; the restaurant also has a popular porch for outdoor seating. Bambi Vegan Tacos is south on L Street, and it offers plant-based protein options as well as sandwiches and salads in addition to tacos. Just one block south is Hoptology Beer Lab + Kitchen. Diners sit at high top tables made of old barrels and can enjoy home-brewed beer and elevated bar food. Locals can shop for groceries and more at the Target just a few blocks away on J Street. There are also Grocery Outlet and Safeway locations nearby. Book lovers can head to Amatoria Fine Art Books, a boutique shop for readers, and there are plenty of retail options in the DOCO and Kay Districts just two miles away. With so much nearby, a car is not necessary, and many residents choose to walk to shopping and dining.
Historic Tudors
The single-family homes that remain in the area are mostly historic, dating back to the early 20th century. Grand Tudor and Victorian homes are on the market for over $1million, while bungalows with wraparound porches are in the $500,000 to $700,000 range. Homes are clustered on close-together lots often separated by mature trees. Attached garages are not prominent so locals with cars will have to deal with on-street parking. The streets are narrow, but sidewalks accentuate the neighborhood’s walkable nature.
Fun at Washington Park
Washington Park in the neighborhood’s northern tip is a welcome green space in an otherwise concrete jungle. The park features a playground, an open play space and a picnic area. Just blocks away, an IMAX theater ensures residents won’t miss seeing a blockbuster on the big screen. Also close by is the Sacramento Memorial Auditorium, which hosts concerts and stage plays throughout the year. The State Capitol Park World Peace Garden is a peaceful spot for a walk and is located a mile from Boulevard Park. Residents are also just minutes from the Golden 1 Center where they can catch a Sacramento Kings game or see a concert.
Right near Washington Elementary
Kids in Boulevard Park head to the Sacramento Unified School District, beginning at Washington Elementary. Washington has a B overall grade on Niche and a 20-to-1 student-teacher ratio. Next is Miwok Middle School, which has a B-plus Niche grade and is rated by the service as one of the most diverse student populations in California. Teens attend C.K. McClatchy High School, which also has a B-plus Niche rating. McClatchy was built in 1937 and is the oldest school in the district. Niche named it a Standout California High School, and students can take specialized courses to prepare for careers in law enforcement or arts and entertainment. Residents value education, as 73% are college graduates compared to the national average of 34% and 24% have advanced degrees.
Easy access to I-80
Boulevard Park is located just a couple of miles from Interstate 80, which provides access to Rocklin and Roseville to the north and the Bay Area to the southwest. Also within a couple of miles is Interstate 5 for travel to Stockton and other nearby cities. For travel closer to home, Sacramento Regional Transit has bus stops located on many of the main streets of Boulevard Park. In addition, Boulevard Park is just 20 minutes from the Sacramento International Airport.

I love living n The Grid because of great quality of life here. Concerned the new sports arena downtown will turn my neighborhood into another Manhattan or SF and only millionaires will be able to live in Midtown and downtown area.
