A compact neighborhood packed with variety
Peabody Darst Webbe is a small neighborhood but its history is full of evolution. The area is named for housing projects built in the mid-20th century. Modern, mixed-income housing replaced some of those structures in the early 2000s and more redevelopment is coming. Most of the neighborhood’s homes share exteriors forged from St. Louis’ signature brick, and all share a location conveniently close to not just downtown but also multiple major highways and an assortment of restaurants. “It’s a very diverse neighborhood with great walkability,” says Charles Jung, a Realtor with Re/Max Results, who has more than 20 years of industry experience. “It’s truly like living in small-town America but within a bustling city. There’s such a sense of community here.”
Multifamily housing makes up most of the options
The high-rises that once made up a housing project called Darst-Webbe were demolished in the early 2000s, and replaced with brick, mixed-income options reminiscent of townhomes.
The Clinton-Peabody development, the oldest public housing project in St. Louis, is the subject of a $150 million upcoming redevelopment project set to begin in 2025 and could take 10 years to be completed. The new community will feature 350 mixed-income townhomes and apartments.
Outside of Darst-Webb and Clinton-Peabody, the neighborhood has a smattering of Italianate-style rowhomes, some dating back to the turn of the 20th century and others built within the last several years. “It’s not just a subdivision with some character,” says Jeffrey Maret, a Realtor with Berkshire Hathaway HomeServices Select Properties and a St. Louis-area native. “You’re going to find the new stuff mixed among the older stuff.” Some are multifamily structures in an area where 69% of the residents are renters, while others are single-family options. Condos and townhomes in Peabody Darst Webbe sell for $170,000 to $250,000, while single-family houses go for $230,000 to $660,000 based on factors like age and square footage.
Single family homes with larger lots can also be found in Peabody Darst Webbe.
The Bellwether known for its brunch menu, which includes Cinnamon Toast Crunch French Toast and blueberry waffles, is within walking distance. Park Chop Suey serves American-style Chinese food. Adjacent neighborhoods like Lafayette Square and Soulard are filled with several options, like Square One Brewery & Distillery. Located in Lafayette Square, Square One has a dozen beers on tap, plus several cocktails, wines and spirits. “Square One is a classic,” Jung says. “They’ve got a great selection of sandwiches and a nice vintage bar and patio.” Soulard is home to the Vincent's 12th Street Market, a family-owned grocery store that’s been open since 1912. For quicker errands, there is a Walgreens within Peabody Darst Webbe.

Music is a tradition in Lafayette Park
Lafayette Park is less than a mile outside of Peabody Darst Webbe and hosts events, including an annual summer concert series that’s happened for decades. The concerts occur biweekly from early June to early August. Lafayette Park hosts a fall festival in late October. The free event is filled with crafts, games and a pumpkin patch. “The park is nice,” Maret says. “It’s a big enough space for groups to hang out.”

Hoops have a strong tradition at Vashon High
The Saint Louis Public Schools system has a C overall grade on Niche. Students may attend Peabody Elementary, which covers preschool to sixth grade, scores a C-minus and helps facilitate students’ involvement in extracurricular activities like Boy Scouts and Girl Scouts. Long International Middle carries a C-minus grade and offers an afterschool program with activities in topics ranging from robotics to basketball. Vashon High gets a D-plus on Niche. The high school has a stout reputation in boys' basketball and has won 15 state championships.
KIPP Wisdom Academy is a tuition-free charter option in the neighborhood. It covers kindergarten through fourth grade, scores a C-minus on Niche and has a student-teacher ratio of 10-to-1.

Mestres Park makes green space easy to find
Mestres Park is a 3-acre linear park that runs parallel to the neighborhood and has benches and a walking path. Ray Leisure Park is a larger expanse just outside of the neighborhood and offers a playground, sports fields, and courts. It’s home to the 12th & Park Recreation Center, which has a gym with multipurpose courts and an indoor pool. Climb So iLL is another indoor recreation option and its memberships allow for unlimited climbing.

Multiple interstates surround the neighborhood
Peabody Darst Webbe is surrounded by Interstates 44 and 55 to the south and Interstate 64 to the north. I-44 flows into I-70 for trips 16 miles north to the St. Louis Lambert International Airport. It also is a connection 2 miles west to the 365-bed SSM Health St Louis University Hospital, the closest major medical center. But the neighborhood is so close to downtown that drivers don’t have to hop on the highway to get there and can take Tucker Boulevard instead, a trip just under 2 miles. Peabody Darst Webb has multiple stops in the city’s MetroBus system as well.
Crime
The neighborhood’s CAP Index Crime Score is 8 out of 10, double the national average of 4. The score is driven by higher-than-average violent and property crimes. Peabody Darst Webbe is one of the focuses of the city’s Community Violence Intervention initiative, which targets gun violence.
