Centrally located St. Louis community with a major medical campus

Before Tiffany became an established neighborhood, it started as the property of Mary McRee. It wasn’t until the land sold and was developed around the now-defunct streetcar line that Tiffany became the centralized community it is today. With downtown St. Louis just over 3 miles to the east and amenity-rich Forest Park 2 miles to the west, Tiffany positions itself between the city’s most significant attractions and employers. Tiffany is also home to the SSM Health campus, which takes up about half of the neighborhood. “There are a lot of doctors who do their residency there, pick up a property and then turn around and sell it,” says Jeff Uren of Worth Clark Realty, an agent with over five years of experience in the St. Louis market. “But there are also quite a few doctors who bought homes to work at the hospital and stayed.”

Brick homes from the early 1900s north of Interstate 44

Most homes are concentrated south of the medical campus along the neighborhood’s gridded streets. Properties are tightly spaced, and small concrete steps lead to the front porch of each brick single-family home and duplex. A sidewalk runs along the edge of each road, and cars park against the curb on quiet streets like Folsom and McRee avenues. Although some owner-occupants are in the community, about 75% of Tiffany residents rent their properties. When the neighborhood’s 20th-century homes do sell, most cost between $200,000 and $300,000. Square footage usually hovers between 1,500 and 2,000 square feet, and some homes feature a detached garage along the alley.

Proximity to the shops and restaurants of Shaw

Because medical facilities take up the northern part of the neighborhood, there isn’t much room for shops or restaurants. First Stop Grill is a takeout option along Grand Boulevard, but dine-in restaurants require a mile walk or ride south into Shaw. Pho Long Restaurant is one of the most popular casual spots with a menu of Vietnamese cuisine, but there are other options like Hong Kong Express and Baileys’ Range. Two grocery stores are within a mile of Tiffany, including Ruler Foods to the south and Fresh Thyme Market to the north.

Zoned for St. Louis Public Schools, close to private options

Saint Louis Public Schools serve Tiffany, and students can start their education at Hodgen Elementary School, which receives a C-minus grade from Niche. From here, they can transition to C-minus-graded Long Middle School and D-plus-graded Vashon High, which has a 52% graduation rate and includes an Army JROTC program. For private options, schools like St. Margaret of Scotland are about a mile south in Shaw.

Climbing on the playground and shooting hoops at Tiffany Park

Tiffany Park's vibrant playground and well-maintained basketball court border Spring Avenue, just south of the SSM Health pharmacy building and non-profit facility. About a mile south across Interstate 44, Compton Hill Reservoir Park packs history into its 36-acre square of green space. Tennis courts, a dog park and a playground border historical structures like a water tower and the Naked Truth statue. For major city-wide events and well-loved attractions like the zoo, Forest Park is about 2 miles west.

Access to Grand Station and ramps to the interstate

Downtown St. Louis is about 3.5 miles east, reachable via Interstate 44, and Forest Park is about 2 miles east, reachable via Interstate 64. Metro buses stop along Grand Boulevard, connecting Tiffany to the Grand light rail station, about 2 miles north.
