Master-planned inland San Diego community rich in recreation and essential resources
On former pastoral farmland once dotted with grazing sheep and longhorn cattle, 4S Ranch is now a well-connected San Diego master-planned community that's rich in amenities. The California-bred Ralphs grocery store family purchased the 3,600-acre open space in the 1930s for orchards and livestock, while nurturing a vision to respond to San Diego's rapid growth. In the 1980s, the Ralphs family partnered with national developer Newland Communities to create a fully equipped neighborhood for 5,000 families on San Diego's outskirts — while preserving over half of the land's wilderness.
Their plan broke ground in 1988 with a business park as an employment hub, and by the late 1990s and early 2000s, homes, parks and public resources were taking shape. Surrounded by 1,200 acres stitched with 10 miles of trails, it's now one of the city's most sought-after places to live. "There's a real strong sense of community in 4S," says Jonny Kohl, Realtor with Compass who's been selling in the area for seven years. "People go all out with holiday decorations and have get-togethers in the parks, and you see lots of kids out playing. It's also centrally located in San Diego, so you're a bit inland for all the hiking and biking, but you're also only 15 minutes from Del Mar Beach." Residents enjoy a convenience-filled suburban life tucked away in nature, all within a 25-mile, 30-minute drive to downtown San Diego.

Massive 4S Ranch Sports Park, nearby Lake Hodges
Aside from its scenic landscape, one of the most prominent features of 4S Ranch is an abundance of neighborhood green spaces. County youth leagues play sports at the 25-acre 4S Ranch Sports Park on six baseball diamonds and six multipurpose fields. There's also a hockey rink, multiple sports courts and picnic areas. At 4S Ranch Heritage Park, a paved walking loop traces a grass field, playground and sports courts, and picnic tables provide pleasant spots to soak in the surrounding mountain views. 4S Ranch Community Park has a covered playground, a gazebo for gatherings and two bocce courts. The neighborhood's largest playground is at 4S Ranch Patriot Park, where there's also a walking path, sports fields and basketball courts. Linear Park, with a central gazebo, runs between homes in the neighborhood's northern portion, and dog runs are found throughout the community.
For more outdoor adventure, water-seekers can head to Lake Hodges, on the northern side of the neighborhood. This 1,200-acre reservoir is the go-to for sailing, fishing and kayaking. Residents can also camp, hike, mountain bike or horseback ride along the lake's forested trails. Golfers enjoy living close to the 18-hole Crosby Club Golf Course. Those seeking indoor recreation can head to the LA Fitness gym near the town center. For an outing on the wilder side, the San Diego Zoo Safari Park is 12 miles north.

Condo, townhouse and single-family options built in 2000 and newer
"It's a nicely planned community, where the homes are well built," says Kohl. "And it's also a bit more affordable than Del Sur, which is right next door to 4S and is newer." Homes have that classic Southern California Mediterranean style, set within rolling hills covered with flowering chaparral. Blooming shrubs and succulents embellish neat lawns, and well-maintained sidewalks add picturesque charm. And even though it's a relatively young San Diego neighborhood, streetscapes are lush with established trees. Condos with shared amenities start at $750,000 and go up to $1 million based on size and build date. Townhouses built in 2006 and 2007 range from $900,000 to $940,000. Single-family homes are densely built but feature private yards, backyard pools and upscale patios. Due to the sunny climate, many homes have energy-efficient solar panels. Single-family homes start at $2.4 million and go up to $4 million for private retreats closest to Lake Hodges. "What's neat about 4S is you have homes of all shapes and sizes, from a $700,000 condo all the way up to multimillion-dollar mansions," says Kohl. "I just sold a woman's home who lives there who was downsizing. She bought a really nice three-bedroom condo in 4S that's a three-minute walk to her daughter's school. All the parents know each other and walk their kids to and from school together." The neighborhood scores a CAP Index Crime Score of 2, much lower than the national average of 4.

A-plus Poway Unified Schools
Public schools are in the Poway Unified School District, which earns an A-plus on Niche. "If you have school-age kids," adds Kohl, "the school district here is considered 10 out of 10. The education your kids get, the teachers, they're just top of the top." Kids start at one of three elementary schools, including Monterey Ridge in the heart of the neighborhood, before moving on to Oak Valley Middle and Del Norte High. All three schools also earn a Niche A-plus. Oak Valley's growing list of accolades includes being selected as a California Distinguished School in 2024. It's also a Purple Star School for its efforts to support military families and a California Gold Ribbon School for its commitment to educational excellence. Students at Del Norte High School can make use of the school's comprehensive college counseling center for help with SAT preparation, college applications and financial aid. Del Norte's football team, coached by a former Green Bay Packer, won the Division 2 California Interscholastic Federation San Diego Section championship in 2023.

Shop, dine and sip in the 4S Commons Town Center
The 4S Commons Town Center is the central retail hub, where residents shop at big box stores like World Market and Ulta or pick up groceries at Ralphs. In the same plaza, there's typically a line out the door for morning lattes at Mostra Coffee. It's a Filipino-American-owned café, so their bibingka latte – which has a crème brulee flavor inspired by a traditional Filipino dessert — is a favorite. For fresh Mexican fare or to meet friends for margaritas, Miguel's Cocina is a favorite spot. Capri Blu dishes up Italian pasta specialties, and the chain brewpub Karl Strauss Brewing Company serves craft ale along with wings, burgers and fish-and-chips. "Overall, it's the kind of neighborhood where you can walk your kids to school or walk to the brewery on a Saturday night," says Kohl. Book lovers head across the street from the town center to the 4S Ranch San Diego County Library. Just 5 miles south of the neighborhood, Carmel Mountain Plaza is filled with big box, brand name and grocery stores, and plenty of restaurants for dinner followed by a movie date at the Angelika Film Center & Café movie multiplex.

Quick access to Interstate 15
This secluded community connects to San Diego and the surrounding areas via Interstate 15. Public transit is limited to a few bus stops within the community. A business park at the core of 4S Ranch groups together many employers, including the PetCo Headquarters and Northrup Grumman. Holiday fun around the neighborhood
Holiday events for HOA members are always happening in 4S Ranch community parks, including the annual Winter Wonderland each December in Pioneer Park — complete with snow, cocoa and pictures with Santa.
