Charming midcentury San Diego community with modern amenities
Birdland holds a compact, triangular space in west-central San Diego County, tucked where Route 163 meets Interstate 805 — known as "the 805." When the neighborhood began taking shape in the 1950s for a post-World War II generation, developers named its curvy residential streets after more than 20 bird species. Even today, residents appreciate these older nests, on drives and avenues named Finch, Cardinal, Canary, Peacock and more, renovating them to enjoy a comparatively affordable address. Everything from health care to higher education to high-end shopping are all close to home, and a robust medical sector fills the northern portion.
"It's like a baby boom neighborhood where they built all these houses in the '50s and '60s, and it still has that charm, that tangible optimism," says Joe Cal, broker with Re/Max, who's been selling homes in the area since 1991. "You have big lots, and the homes aren't all right next to each other. It's reminiscent of a beautiful time when there was prosperity everywhere. Even though the economy is changing, it's still a nice, safe area you want to raise kids in." More than a dozen Sharp Healthcare facilities, Rady Children's Hospital and Ronald McDonald House Charities San Diego are all walkable from many homes. In neighboring Mission Valley, business and retail plazas and the county's largest mall are easy access. "I sell a lot in that whole 92123 ZIP, and everyone always likes Birdland," says Cal. "Because you're closer to Mission Valley; you're near Sharp Hospital and the neighborhood just has its own kind of charm."

Bird-theme streets and large lots
"You'll just find that most of the Birdland homes, west of the 805, are circa '50s and '60s," says Carol Mundell, Realtor with Century 21 Affiliated, who's been selling homes in the area since the late 1980s. "But you can also find some nice 1970s condos in Hyde Park on Sevan Court." In addition to stucco condos amid tall evergreens, a mix of siding and stucco ranch-style and occasional two-story homes line the southern streets. Many homes back up to natural areas with canyon views, and yards are randomly planted with palms and succulents. Cardinal Road and Meadow Lark Drive are the main north-south corridors, and many roadways — such as Seagull Lane, Bobolink Way and Blue Jay Drive — end in cul-de-sacs with no through-traffic.
Condos range from $675,000 to $800,000 depending on build date and upgrades, while townhouses built in the 1970s ask around $670,000. Primarily midcentury single-family homes vary from $950,000 to more than $1 million based on size and condition. "A lot of ranch styles have been upgraded with modern touches like new windows, solar panels, even some ADUs," Cal adds. "A lot of houses are getting fixed up, and at that price point right under a million, it's still one of the most affordable places for the area."
There are options for multi-family condos in parts of Birdland.
Some areas of Birdland are yet to be developed on.

Play at Cabrillo Heights Park, skate at Linda Vista Park
The Serra Mesa Little League plays on lighted ball fields in Cabrillo Heights Park just north of Birdland. Less than a mile west of central Birdland, Linda Vista Skate Park is the largest in the San Diego parks system. Open from 9 a.m. to 9 p.m., it features a lighted street course, full pipe and central viewing bridge.

A-grade Kearney EID high school
Public schools are in the San Diego Unified School District, given an A on Niche. Fletcher Elementary in the neighborhood and Montgomery Middle in Linda Vista both earn a B. Stanley E. Foster School of Engineering, Innovation and Design, known as Kearny EID, is a California Distinguished School that earns an A. Kearny EID offers a lab and machine shop geared for careers in engineering, manufacturing or product design. From the heart of Birdland, San Diego Mesa College is 2 miles west, and the Pacific College of Health and Science San Diego is 3 miles south.
Fletcher Elementary in Birdland has a well respected education program.
Montgomery Middle School in Linda Vista has the education kids need.

Shop and dine in Friars Mission Center, Fashion Valley and the Convoy Asian Cultural District
Next to Sharp Memorial in the medical district, Higher Grounds Coffee & Cafe serves breakfast, burgers and a menu of creative lattes. Ralphs grocery store in Friars Mission Center is about a 3-mile drive from the 163 interchange. Just west of Friars, Fashion Valley is the largest mall in San Diego, with over 200 stores and several dozen dining spots. After dinner, there's the AMC Fashion Valley cinema. About 4 miles from the center of Birdland, the Convoy Asian Cultural District — one of the nation's largest Pan-Asian business areas — offers walking tours and plenty of shopping and dining options.

Immediate freeway access, public Metropolitan Transit System
On-ramps to Route 163 and the 805 are west and north of the neighborhood. Within 3 miles south, Interstate 8 is a primary east-west route to the coast. Plenty of San Diego MTS bus stops pepper main roadways in the northern medical sector and south of Birdland in Mission Valley. At the Mission Valley Center and Hazard Center stations, the San Diego Trolley heads east to El Cajon and west to downtown San Diego. Trolley commuters can transfer to the Coaster at the Old Town Transit Center to head north to Oceanside. The San Diego International Airport is a 20-minute, 8-mile drive south.

Community events are always happening at area parks, including a spring egg hunt and a September outdoor movie in Cabrillo Heights Park. Every summer, 3 miles east of Birdland on Greyling Drive, the Annual Serra Mesa Block Party features a huge car show, free food, a beer garden and live music.
