Bordered by the Otay River
Set about 10 miles south of downtown San Diego and just north of the Tijuana Border, Otay Mesa West is a Chula Vista suburb with rich binational character. Cemented in history as home to the Montgomery-Waller Community Park, where pioneer John J. Montgomery made the world's first controlled-wing glider flights in 1883, a silver aircraft wing monument, dedicated in 1950, stands as a testament to this 19th-century SoCal landmark. The northern portion is set near the Otay River, with parks meeting at the banks providing scenic ponds and a serene natural atmosphere.

Older homes sport new renovations
A surge of home renovations is transforming the neighborhood's landscape. Many homes are being flipped and upgraded with modern exteriors, offering a blend of classic charm and contemporary style. Property types range from remodeled ranch-style homes built with two-car garages and carports to brightly colored stucco condominiums lining the sidewalks. Well-maintained homes often feature new fencing, pools and lush fruit trees. Home prices typically range between $500,000 to $800,000. “Homes with the same square footage would easily cost over a million further north,” says Derek Barksdale, Otay Ranch-based Broker with Military Mutual. “There’s definitely more value per square footage being on the outskirts.”
